Quick answer
In Horizon West, including Lakeside Village, newly built homes sold for a median of $600,000 across 541 closings in the 12 months to Oct 2, 2026, and resale homes for $580,000 across 983 closings (Stellar MLS, Oct 2026). New builds cost more per square foot ($261.39 vs $246.82) but were smaller at the median, so the overall price gap is small. With 20% down at 7.03% (Freddie Mac, Sep 24, 2026), principal and interest runs about $3,203 a month on the new-build median and $3,096 on the resale median.

Jared covers what is new and coming soon around Winter Garden and Horizon West in 2026, useful context while you research new construction versus resale in Horizon West. Published July 2026, so use the table above rather than any prices mentioned in the video.
Is new construction more expensive than resale in Horizon West?
Slightly, at the median. In the 12 months to Oct 2, 2026, homes built in 2025 or 2026 sold for a median of $600,000 across 541 closings, and homes built in 2024 or earlier for $580,000 across 983 closings (Stellar MLS, Oct 2026). New builds cost more per square foot, $261.39 against $246.82, but the median new home was smaller, 2,216 sq ft against 2,418.
The gap widens by home type. New single-family homes had a median of $750,000 and resale single-family $645,000. New townhomes had a median of $455,840 and resale townhomes $400,000. The mix of builder product, lot size and location drives much of that, so compare like for like.
What is the monthly payment difference?
Here is principal and interest only, using Freddie Mac’s 30-year fixed average of 7.03% as of Sep 24, 2026, with 20% down on each group’s median price. Property taxes, homeowners insurance, HOA dues and any CDD are not included, because they vary by home.
| Group | Median price | Principal and interest per month |
|---|---|---|
| Resale, all types | $580,000 | $3,096 |
| New construction, all types | $600,000 | $3,203 |
| Resale single-family | $645,000 | $3,443 |
| New single-family | $750,000 | $4,004 |
| Resale townhome | $400,000 | $2,135 |
| New townhome | $455,840 | $2,434 |
For a full monthly estimate on a shortlist of homes, including that home’s HOA and tax bill, call or text 407-706-5000. County assessments for garbage, stormwater and street lights ran $279 to $798 a year across the 60 Horizon West parcels we checked, and none of them showed a CDD line (OCPA, tax year 2026).
What do builders offer that resale sellers don’t?
Mostly financing incentives and a choice of finishes. On Sep 30, 2026, M/I Homes listed a 5.875% (5.962% APR) 30-year fixed rate on select quick move-in homes closing by Dec 31, 2026, and Dream Finders’ site showed rates starting at 5.49% (6.247% APR). Both require the builder’s affiliated lender. At 5.875%, principal and interest on the new-build median above, with 20% down, would be about $2,839 a month instead of $3,203. That is one scenario with conditions attached, not a quote.
Resale sellers can also pay closing costs or buy down a rate as part of a negotiation. Compare the total cost of each offer: price, lot premium, closing costs and rate. Our Winter Garden new construction guide walks through builder contracts.
How do days on market and negotiating compare?
New builds closed with a median of 13 cumulative days on market, and resale homes 40 days (Stellar MLS, Oct 2026). Many new builds are listed in the MLS close to completion or sold before they are listed, which pulls that number down, so it reflects how builders list more than how quickly buyers decide.
On resale, days on market is a useful negotiating signal. A home that has sat longer than the area median often has more room on price or terms. With a builder, the usual levers are incentives and upgrades, since base prices are set by the builder.
What are the tradeoffs beyond price?
Timeline: a quick move-in home can close in weeks, while a to-be-built home can take months. A resale home closes on a normal 30 to 45 day timeline. Pools: only 4 of 541 new-build sales had a private pool in the listing pool field, against 197 of 983 resale sales (Stellar MLS, Oct 2026). Adding a pool after closing is a separate cost. Landscaping, window coverings and fencing are often extra on new builds.
Condition: new homes come with builder warranties, while resale homes built around the 2017 median year have roofs, HVAC and water heaters partway through their life. Inspect both. A new build benefits from an independent inspection before drywall and before closing, too.
Do new and resale homes differ on HOA and CDD fees?
Fees depend on the community, not on whether the home is new. None of the 60 Horizon West parcels we checked showed a CDD line (OCPA, tax year 2026), but that is a sample, so check the parcel you’re considering. HOA dues and what they cover (lawn care, internet, amenities) vary by community, so ask for the current schedule. See our CDD fees guide and HOA fees guide.

Frequently asked questions
Is new construction more expensive than resale in Horizon West?
Slightly, at the median. Homes built in 2025 or 2026 sold for a median of $600,000 and older homes for $580,000 in the 12 months to Oct 2, 2026 (Stellar MLS, Oct 2026, Horizon West including Lakeside Village). New builds cost more per square foot, $261.39 against $246.82.
What is the monthly payment on a new build vs a resale home?
At 7.03% (Freddie Mac, Sep 24, 2026) with 20% down, principal and interest is about $3,203 a month on the $600,000 new-build median and $3,096 on the $580,000 resale median. Taxes, insurance, HOA and any CDD are extra and vary by home.
How do you define new construction here?
Homes with a year built of 2025 or 2026 that sold inside Orange County’s Horizon West village boundaries, including Lakeside Village, in the 12 months to Oct 2, 2026. The MLS export has no new-construction flag, so year built stands in for it.
Do new homes in Horizon West sell faster?
New builds had a median of 13 days on market against 40 for resale (Stellar MLS, Oct 2026). Builders often list homes in the MLS near completion or sell them before listing, which lowers that number.
Are builder rate incentives worth it?
It depends on the full offer. On Sep 30, 2026, M/I Homes listed 5.875% (5.962% APR) on select quick move-in homes closing by Dec 31, 2026, and Dream Finders showed rates from 5.49% (6.247% APR), both through the builder’s lender. Compare the price, lot premium and closing costs too.
Can I use my own agent to buy new construction?
Usually, yes. Many builders ask that your agent register you on your first visit, so bring your agent before you walk a model. The builder’s sales team works for the builder.
Do resale homes in Horizon West have pools more often?
In the last 12 months of sales, yes. 197 of 983 resale sales listed a private pool (alone or with a community pool), against 4 of 541 new-build sales (Stellar MLS, Oct 2026).
