How is Horizon West organized?
Orange County plans Horizon West as five mixed-use villages and a Town Center, surrounded by greenbelts, on about 20,704 gross acres with 11,850 developable acres. The concept was adopted in 1995 (Orange County, Sep 2026). The county’s village map names them Lakeside Village, the Village of Bridgewater, Town Center, Village F, Village H and Village I.
Buyers rarely search by village name. They search by community, such as Summerlake, Hamlin, Waterleigh or Ovation, so the table above places each community in its county village. We assigned every sale to a village by its location on the county’s village map (Orange County, Sep 2026). A few sales inside the Horizon West boundary but outside the six village areas are not in the village figures.
Which Horizon West villages do buyers compare most often?
Sales are spread across all six areas, from 139 closed sales in Village F to 298 in Village H over the last 12 months (Stellar MLS, Sep 2026). The community names that come up most in those sales are Waterleigh in Village H (226 sales), the Ovation neighborhoods, mostly in Village I (206), the Hamlin-named neighborhoods in Town Center (167), Summerlake in the Village of Bridgewater (74) and Independence / Signature Lakes, also in Bridgewater (69) (Stellar MLS, Sep 2026).

What do homes cost in each Horizon West village?
Median sold prices over the last 12 months were $550,000 in Lakeside Village, $577,450 in the Village of Bridgewater, $550,683 in Town Center, $635,000 in Village F, $564,995 in Village H and $634,990 in Village I (Stellar MLS, Sep 2026). Median price per square foot ran from $245 to $261 across the six areas. The table shows the middle 50% of sold prices, which is a better guide than a single median because every village mixes townhomes and single-family homes.
Home age is the bigger difference. Of the sales built in 2024 or later, there were 222 of 255 in Village I, 191 of 281 in Town Center, 140 of 298 in Village H, 13 of 207 in Lakeside Village, 6 of 139 in Village F and none of 250 in the Village of Bridgewater (Stellar MLS, Sep 2026). In practice, Village I, Town Center and Village H are where most new-construction sales are happening, while Bridgewater, Village F and Lakeside Village are mostly resale. Do Horizon West villages have HOA or CDD fees?
None of the 60 Horizon West parcels we checked, across all six areas, showed a CDD on Orange County Property Appraiser records for tax year 2026. They carried only county assessments for garbage, stormwater and street lights, $279 to $798 a year in total (OCPA, tax year 2026). To check a specific address, look for a CDD line among the non-ad valorem assessments on its Orange County Property Appraiser record.
Horizon West dues vary by village and builder, so ask us for the current fee schedule on any home you like. Ask what the dues include, too, because amenity packages differ from one community to the next.
How close is each village to Hamlin Town Center and the major commutes?
From a central point in each village’s sales, our map check shows about 7 min to the Hamlin Town Center area from the Village of Bridgewater and from Town Center itself, about 11 min from Village F, about 15 min from Village H, and about 16 min from Lakeside Village and Village I (map check, Sep 2026). For longer drives, the same check shows about 30 to 38 min to Orlando City Hall and about 17 to 27 min to Magic Kingdom’s Transportation and Ticket Center, depending on the village (map check, Sep 2026). Village I and Lakeside Village had the shortest Disney drives on that check, about 17 and 18 min. Test your own route at the hour you’d actually drive it.
What should buyers verify when comparing Horizon West villages?
- Village and plat: confirm which community and plat the home is in, since several share similar names.
- Fees: check the parcel’s non-ad valorem lines on OCPA and get the HOA’s current fee schedule.
- New or resale: on new builds, compare what the builder includes; on resales, check roof and system ages.
- Schools: check assigned schools for the specific address with the OCPS school locator, since assignments are set by address.
- Commute: drive the route on a weekday at your usual hour.
- Nearby construction: ask what is planned on vacant land near the lot.
