Over the last 12 months, Summerlake homes sold for a median of $577,450, or $238 per square foot, and median days on market was 36 days (Stellar MLS, Sep 2026). The 61 single-family sales had a median of $590,000. The 13 townhome sales had a median of $440,000, and all of them closed between $395,000 and $475,000. The median home had about 2,458 heated square feet (Stellar MLS, Sep 2026). For comparison, the median across all of Horizon West was $581,622 over the same 12 months (Stellar MLS, Sep 2026). Which homes count as Summerlake matters, because several nearby plats share the name. We use the Summerlake PD plats recorded with Orange County, which sit in Horizon West’s Village of Bridgewater. Most single-family lots run about 5,700–7,900 sq ft (middle 50% of 1,222 single-family parcels, OCPA, Sep 2026).

None of the four Summerlake parcels we checked, in phases 1B, 2C–2E, 3C and 4B, showed a CDD on Orange County Property Appraiser records for tax year 2026. Each carried only county assessments: $78 for stormwater, $430 for garbage and $149.28 for street lights, or $657.28 a year (OCPA, tax year 2026). A wider check of 60 Horizon West parcels across 50 subdivisions found no CDD either (OCPA, tax year 2026).
The amenities are run by the Summerlake Community Association, which Castle Group manages with an on-site office (Summerlake Community Association, Sep 2026). The association doesn’t post its dues publicly, so ask us for the current dues on any home you like. Its document library also lists a rental approval process, so ask for that early if you might rent the home out.

The association lists a clubhouse that residents can rent for events, a resort-style pool, a fitness center, tennis courts, a basketball court, playgrounds, a dog park, and bike and walking paths throughout the community. The association reports that recent work on the gym, pool, docks, bridge and pond areas is complete, and that clubhouse renovations and tot lot improvements are next.
