Which Hamlin new construction communities should buyers compare first?
Buyers focused on Hamlin should start with Parkview at Hamlin, Avalon Woods, Hamlin Meadows and Silverleaf Oaks. These communities sit near the strongest retail and access corridor in Horizon West, but they do not all offer the same lot sizes, amenities, walkability or long-term value.
Parkview at Hamlin is the rare new construction play where you can reasonably walk to restaurants, shopping, Publix and the movie theater at Hamlin Town Center. In a suburban Orlando market, that kind of walkability is not common, especially in newer construction. It is primarily a townhome decision: DRB Homes and Ashton Woods are building three-story townhomes with two-car garages, with pricing starting around the mid-$400Ks depending on builder and plan. The buyer here is paying for location more than yard space.
Avalon Woods by Dream Finders is a different decision. Buyers can move from 40-foot bungalow-style homes with rear garages into larger 50- and 60-foot traditional single-family homes. That gives the neighborhood a broader price ladder, but it also means buyers need to be careful about which product type they choose.

Why does the Wellness Way connector matter for Winter Garden buyers?
The Wellness Way connector matters because it can change how people move between Clermont, Hamlin, Horizon West and Winter Garden. When a road connection changes access, it can also change demand, traffic, commute behavior, and the way buyers value communities near that corridor.
This is one of those items that does not always show up clearly on a builder brochure. A model home can look perfect, but if the road network around it is about to change, buyers need to understand that before they sign. The area around New Independence Parkway and Avalon Road is especially important. Once access improves toward Wellness Way and Clermont, some communities that feel tucked away today may feel much more connected tomorrow. Nearby, the SR 516 Lake/Orange Expressway is set to open its first segment at SR 429 in spring 2027, adding another new link between Lake County and Horizon West.
That can create upside for buyers who get in early, but it can also create more traffic. The right answer depends on whether you value convenience, quiet, future appreciation or daily drive patterns.

Do not judge this corridor only by how it feels today. A community that feels hidden now may become much more convenient once the road network opens up, but that same improvement can bring more cars, more attention and more competition.

Is Parkside Trails really a Clermont community or a Winter Garden lifestyle play?
Parkside Trails is technically in Clermont, but from a practical lifestyle standpoint, many buyers will experience it as a Winter Garden-adjacent community. Its future value story is tied heavily to improved access toward Hamlin, the Winter Garden line and the Wellness Way connection.
This is the kind of community buyers overlook when they search only by city name. If you type “Winter Garden” and ignore nearby Clermont communities, you may miss options that function more like west-side Winter Garden once the roads improve. Pulte is building a broad product range here, including townhomes, bungalow-style homes, classic single-family homes and larger estate-style lots.
The biggest current drawback is access. Today, Parkside Trails can feel hidden. But that is also the reason the upside exists. When access improves, the community may feel very different from how it feels during the early construction phase.
Jared’s Take on Parkside Trails
This is not just a Clermont-versus-Winter-Garden question. It is a future-access question. If the road network makes Parkside Trails feel closer to Hamlin, the buyer who understood that early may be looking at a very different value story later.

Where does Silverleaf Oaks fit into the Hamlin-area buyer search?
Silverleaf Oaks fits the buyer who wants to stay near Hamlin but cares about avoiding a CDD, having multiple product choices, and staying close to schools, trails and shopping. It is not the same walkability play as Parkview, but it has a strong location story.
The biggest headline here is no CDD. In a market where buyers are already watching payment, taxes, insurance, HOA dues and builder incentives, no CDD can make a meaningful difference in monthly cost. Silverleaf Oaks offers townhomes, bungalow-style homes, traditional single-family homes and larger homes up to roughly the million-dollar range.
The tradeoff is traffic. The community sits near Hamlin Elementary and Hamlin Middle School, which can be convenient for families but also means buyers should think carefully about school pickup and drop-off patterns.
Silverleaf Oaks Buyer Checklist

Compare total payment. Look beyond base price and compare townhome versus single-family payment after HOA, taxes, insurance and builder incentives.

Why is Waterleigh phase five important for Winter Garden buyers?
Waterleigh phase five matters because it represents the final phase of one of Winter Garden’s major master-planned communities. Buyers who want new construction inside a more mature setting may not get many more chances like this in central Winter Garden.
Waterleigh has been developing for years, which gives it a different feel from a brand-new dirt-stage community. You already have established streetscapes, amenities, entries, water features and resale data to study. The final phase appears to have a stronger conservation-to-home ratio than earlier areas, with irregular lots shaped around water and natural edges, which can matter for privacy, views and long-term demand.
The challenge is price spread. Buyers may see entry-level marketing numbers, but many of the more desirable homes and lots can push meaningfully higher. This is where an agent needs to compare the specific lot, phase, orientation and builder package.
Waterleigh Phase Five
Waterleigh is not just a new construction decision. It is a mature-community decision. Evaluate final-phase premiums against resale homes inside Waterleigh, especially if you want lake access, stronger amenities or a more established neighborhood feel.

What should buyers know about Ovation and the Hartzog Road corridor?
Ovation and Hartzog Road are two of the most important growth areas in southern Winter Garden. Ovation gives buyers conservation, Disney proximity and master-plan positioning, while Hartzog Road offers major builder names, convenience and a more grid-like growth corridor.
Ovation is the southernmost village in Horizon West, which makes it one of the closest new construction options to Disney’s western side. The west side of Avalon Road tends to feel more rolling, wooded and conservation-heavy. The east side near Hartzog Road feels more like a growth grid, with major national builders and more rooftops coming. Neither side is automatically better; it depends on whether you value scenery, lot feel, builder reputation, convenience to Flamingo Crossings, or the shortest drive to 429 access.

Ovation at Lake Star stands out for its lake, conservation edges and broader product ladder, with townhomes and single-family homes on larger lot options, including higher-end lakefront opportunities. North Lake at Ovation has one of the stronger streetscape and entry experiences in the area; it feels designed, not just packed with homes. Harvest at Ovation by Taylor Morrison is a bigger mixed-product play with strong builder credibility; buyers should ask whether the amenity package feels proportionate to the number of homes.
