What is Ovation, and how does it relate to Village I?
Village I is one of the villages Orange County plans for Horizon West, at the south end of the area. Ovation is the name many of its neighborhoods carry, such as Harvest, Serenade, Lake Star and Northlake, but not every Village I plat uses it: Osprey Ranch, Winding Bay and Horizon Isle are also in Village I. So this guide shows two sets of numbers, the whole Village I boundary and the Ovation-named subdivisions. Which builders are building in Ovation?
We list only builders we’ve confirmed on a builder’s own site. M/I Homes builds Lake Star at Ovation, and Taylor Morrison builds Harvest at Ovation (builder websites, checked Sep 29, 2026).

Across Village I, the median sold price was $650,000 across 157 closings from Jan 5 to Sep 25, 2026, with closed prices from $352,000 to $1,585,480 and a median of $260.84 per square foot (Stellar MLS, 2026 YTD). The Ovation-named subdivisions had 124 closings at a median of $608,490, from $415,565 to $1,585,480.
Village I skews toward single-family homes: 135 of its 157 sales. The Ovation-named set had more townhomes, 30 of 124, which is part of why its median is lower. For comparison, the Winter Garden ZIP code 34787 overall had a median of $600,000 across 1,437 closings over the same period (Stellar MLS, 2026 YTD).
What HOA and CDD fees come with Ovation homes?
None of the seven Ovation parcels we checked showed a CDD for tax year 2026. Their county non-ad valorem assessments ran from $592 at Westhaven at Ovation to $778 at Lake Star at Ovation Phase 1B, where street lights alone were $270 (OCPA, tax year 2026). For HOA dues, the one published schedule we found is M/I Homes’ community sheet for Lake Star at Ovation: $172 a month for the Avenue Series, $190 for the Cottage Series and $218 for the Manor Series, each including basic lawn maintenance, and $86 a month for lakefront lots without lawn maintenance. That is as published by the builder (2022), and the sheet notes that assessments can change, so confirm the current amount.
What road projects matter near Ovation?
SR 516, the Lake/Orange Expressway, is a new 4.4-mile corridor connecting State Road 429 at Horizon West with US 27 in Lake County. Construction began in summer 2024, a partial opening is planned for spring 2027, and final completion is estimated for early 2029 (Central Florida Expressway Authority, Sep 2026).
From a central Village I point, our map check shows about 17 min (9.6 mi) to Magic Kingdom’s Transportation and Ticket Center, about 38 min (27.1 mi) to Orlando City Hall, about 23 min (15.9 mi) to Plant Street and about 16 min (9.4 mi) to the Hamlin Town Center area (map check, Sep 2026). Drive times shift with traffic, so test your own route.
