What do homes cost near Plant Street vs in Horizon West?

Over the last 12 months, the median sold price was $739,000 in the Plant Street/historic area and $585,000 in Horizon West (Stellar MLS, Oct 2026). Median price per square foot was $327 vs $253, and median days on market was 31 days vs 32 days (Stellar MLS, same pull).

Downtown is higher on both measures: its median price runs about 26% above Horizon West’s, and its price per square foot about 29% higher. Price per square foot is the fairer comparison, because home sizes and lot sizes differ between the two areas. They are close on the map but different in structure. Winter Garden is the city; Horizon West is the larger master-planned growth area on the south and west side that many buyers search together with it. Florida’s Turnpike divides North Winter Garden, with the historic downtown and Lake Apopka, from South Winter Garden, where Hamlin, Horizon West and most new construction sit. For scale, the city of Winter Garden had 46,964 residents at the April 1, 2020 Census (U.S. Census Bureau, QuickFacts).

Historic Winter Garden centers on Plant Street. Horizon West centers on newer villages and Hamlin-area amenities, including the Orange County Library System’s Horizon West Branch Library, which opens October 10, 2026, at 4657 Hamlin Groves Trail (see our Horizon West Library opening details).

How old are the homes, and how big are the lots?

The typical year-built range is 1951–2019 (middle 50% of sales) near Plant Street and 2016–2025 (middle 50% of sales) in Horizon West, and typical lot size is about 7,900–12,600 sq ft (single-family, middle 50%) vs about 5,300–8,600 sq ft (single-family, middle 50%) (Stellar MLS and OCPA, Oct 2026). The downtown range is wide because the historic core mixes older homes with newer infill: 13 of the 37 downtown sales were built before 1960, and 19 were built in 2000 or later, including newer townhomes. Most of it is still resale, though. Only 4 of the 37 downtown sales were built in 2024 or later, compared with 598 of 1,524 in Horizon West (Stellar MLS, same pull).

Home age affects more than style. On older resale homes, insurers commonly ask about roof age and the condition of electrical, plumbing and HVAC systems, often through a 4-point inspection, so build that into your timeline. On new builds, compare what the builder includes, any lot premium, and the HOA rules that come with the community. Our Winter Garden new construction guide for 2026 covers the builder side in more detail. If lot size matters for a pool, a detached garage or extra parking, compare parcel dimensions on OCPA rather than relying on listing photos.

What HOA and CDD fees should buyers expect in each area?

None of the 60 Horizon West parcels and none of the 8 downtown parcels we sampled showed a CDD on Orange County Property Appraiser (OCPA) records for tax year 2026. The Horizon West parcels carried only county assessments for street lights, stormwater and garbage, $279 to $798 a year in total. CDDs do exist in some Central Florida communities, including Stoneybrook West in Winter Garden, so don’t assume either way. Confirm on the specific parcel’s tax bill and in the HOA disclosures. Downtown HOA dues in our sample are $185.68/month, plus $150.35/month for townhomes (Heritage at Plant Street HOA documents, 2026). Horizon West dues vary by village and builder, so ask us for the current fee schedule on any home you like. Neither area showed a CDD in our sample (Orange County Property Appraiser, tax year 2026).

A CDD, or Community Development District, assessment appears on the Orange County tax bill as a non-ad valorem assessment, separate from the HOA dues you pay to the association. The exact amount is parcel-specific, so look up the address on the Orange County Tax Collector or OCPA site. For HOA dues, ask for the current fee schedule plus the rules on rentals, parking, fences and exterior changes, since those rules shape what you can do with the home. If you’re comparing specific Horizon West villages, see Summerlake homes for sale, Waterleigh homes for sale, Independence homes for sale and Lakeside at Hamlin homes for sale.

How long is the drive to downtown Orlando, Disney and Plant Street?

From the Plant Street area, our map check shows about 23 min (14.7 mi to Orlando City Hall) to downtown Orlando and about 33 min (18.2 mi to Magic Kingdom’s Transportation and Ticket Center) to Walt Disney World; from Horizon West, it shows about 31 min (20.1 mi to Orlando City Hall) and about 29 min (14.9 mi to Magic Kingdom’s Transportation and Ticket Center) (map check, Sep 2026). The drive from Horizon West to Plant Street is about 15 min (8.1 mi) on the same check.

Drive times shift with traffic, so run your own route at the hour you would actually commute. For context, workers living in Winter Garden have a mean travel time to work of 27.3 minutes (U.S. Census Bureau, QuickFacts, ACS 2020–2024). That is a citywide average across all jobs, not a drive time to downtown, Disney or Plant Street, so treat it as background only. Road access also differs by side: the historic core sits north of Florida’s Turnpike, while State Road 429 connects at Horizon West.

How will SR 516 change the Horizon West commute?

SR 516, the Lake/Orange Expressway, adds a new 4.4-mile corridor connecting State Road 429 at Horizon West with US 27 in Lake County (Central Florida Expressway Authority, Sep 2026). Construction began in summer 2024, a partial opening is planned for spring 2027, and final completion is estimated for early 2029 (CFX, Sep 2026).

Until it opens, the drive times above reflect today’s roads. The CFX timeline covers construction and opening dates, not time savings for any specific trip, so we don’t estimate how many minutes it will change. If you’re weighing a home near the corridor, check the CFX project page for how close it runs to the property and how construction may affect nearby roads. For other projects underway on the south side, see our Horizon West development updates.

What should buyers verify before writing an offer in either area?

Verify fees, parcel details and your real commute before you write, because the numbers that matter most are parcel-specific in both areas.

  • CDD: look up the parcel on the Orange County Tax Collector site and note any non-ad valorem assessment and its tax year.
  • HOA: get the current fee schedule, what the dues include, and the rules on rentals, parking and exterior changes.
  • Year built and lot: confirm both on OCPA, and plan for insurance questions on older roofs and systems.
  • Commute: drive the route on a weekday at your usual hour.
  • Schools: check assigned schools for the specific address with the OCPS school locator.
  • Nearby construction: check the SR 516 timeline and any new building planned near the lot.
