Method: Horizon West means closings inside Orange County's Horizon West villages and Town Center, including Lakeside Village. Single-family homes and townhomes only. The MLS export has no new-construction field, so “new” means built in 2025 or 2026 and “resale” means built in 2024 or earlier.

How long does it take to sell a resale in Horizon West?
Resales took a median 52 days on market in September 2026, up from 33.5 days in August and 36 in July. Over the 12 months to Sep 30, 2026, the resale median was 40 days, and in Q3 2026 it was 37. One month of data is noisy, so plan around the 12-month and quarterly figures and watch the trend.
We use resale days on market here because many builder closings are entered at or near closing, which pulls new-construction days on market toward zero. Our days-on-market guide breaks Winter Garden timing down by price band.
Where are builders competing with resales?
Builder closings are concentrated in a few parts of Horizon West. In Q3 2026, Town Center had 62 new-construction closings and Village I had 55, compared with 29 in Village H, 2 in Lakeside Village and none in Village F or the Village of Bridgewater. Resales in Q3 took a median 31 days in Town Center, 63.5 days in Village H, 34.5 in Village F and 32 in the Village of Bridgewater. Village I had only 8 resales, too few for a reliable median.
If your home sits near active builder communities, buyers will tour the models before they see your listing. Price and present against those homes as well as recent resales. Our Horizon West neighborhoods guide maps the villages.
How should you price a resale against builder inventory?
Price to the price per square foot buyers are seeing on both sides, then show what your home already has. On our new construction vs resale page, which covers Horizon West closings over the 12 months to Oct 2, 2026, new homes sold at a median $261.39 per square foot and resales at $246.82. The same page shows a private pool on 197 of 983 resales and on 4 of 541 new homes.
- List what is finished: pool, fencing, landscaping, window coverings and any upgrades, with receipts where you have them.
- Check the builder's current base prices and incentives in the nearest active community the week you list.
- Note move-in timing. A resale can often close sooner than a to-be-built home.
- Have the HOA, any CDD line and the 2026 tax bill ready; see our CDD fees guide.
Should you sell before you buy new construction?
It depends on your cash and the builder's timeline. Line up the builder's estimated completion date with a realistic resale timeline, using the 40-day 12-month resale median as a starting point, and add time for the closing. Review seller closing costs and, on the purchase side, what the builder contract says about using your own agent.

Do builders affect resale prices in Horizon West?
They set part of the comparison buyers make. In Q3 2026, Town Center had 62 new-construction closings and Village I had 55, while Village F and the Village of Bridgewater had none, per Stellar MLS. Near active builder communities, buyers tour the models first, so price and present against those homes as well as resales.
What can a resale offer that a new build may not?
Finished features and timing. A resale can often close sooner than a to-be-built home. List every finished feature and upgrade.
Should I sell my Horizon West home before buying new construction?
It depends on your cash and the builder’s timeline. Line up the builder’s estimated completion date with a realistic resale timeline, using the 40-day 12-month resale median as a starting point, and add time for closing. Ask your lender how a contingent purchase or a bridge plan would work before you sign.
Why are new-construction days on market so low?
Many builder closings are entered in the MLS at or near closing, which pulls their days on market toward zero. That makes new-construction days on market a poor guide to how long a resale will take. Use resale days on market instead: a median 40 days over the 12 months to Sep 30, 2026.
