Before you close on a Horizon West new build, review the written builder warranty, schedule independent inspections (including pre-drywall when the contract allows) and complete a documented final walkthrough with a punch list. Warranty lengths and exclusions are builder-specific — we do not invent year counts here. Call or text 407-706-5000 to coordinate inspections with your own agent.

Jared covers what is new and coming soon around Winter Garden in 2026, context for buyers of new construction. Use the table above rather than anything mentioned in the video.

What is typically in a builder warranty (and what isn’t)?

Most Florida new-construction warranties describe workmanship, systems and structural coverage for defined periods, plus how to submit a service request. Exclusions matter as much as the headline years: owner maintenance, modifications, and some cosmetic items are often limited or excluded.

Read the booklet that applies to your elevation and closing date, not a generic brochure from another community. Builder-specific year counts belong on that publisher’s warranty page — ask for the current packet in writing and have your agent flag gaps before you remove contingencies.

When should buyers schedule pre-drywall vs final?

When the contract and builder schedule allow it, a pre-drywall inspection lets an independent inspector see framing, flashing and mechanical rough-ins before they are covered. A final inspection and walkthrough happen when the home is substantially complete and you are creating the punch list for closing.

Confirm access windows in the builder’s construction calendar early. Missing pre-drywall because nobody reserved the slot is a process failure, not a reason to skip independent inspection later.

How do punch lists work?

A punch list is the written record of incomplete or incorrect items found at walkthrough — paint touch-ups, missing hardware, drainage issues, appliance defects and similar. Photograph each item, note the room, and get the builder’s acknowledgment with target completion dates.

Keep open items visible through closing instructions. Do not assume verbal promises replace a signed list. Your agent helps keep the list attached to the file so service requests after closing still reference what was already documented.

What about HOA and CDD review before deposit?

Review HOA documents and any CDD disclosure before you put down a large deposit. Florida law requires a bold CDD disclosure in builder contracts for homes in a Community Development District (Florida Statutes, section 190.048). Fee lookup methods are on our CDD and HOA guides.

Confirm what you are obligated to pay after closing and what amenities are actually online on day one versus still under construction.

How does using your own agent help at the model?

The builder’s sales consultant works for the builder. Your buyer’s agent works on your side of registration rules, contract review, inspection scheduling, warranty questions and fee disclosures. Check the builder’s agent-registration policy before the first model visit so your agent can represent you on that purchase.

More detail lives on our buyer’s agent page and new construction guide. Call or text 407-706-5000 to line up inspections and warranty review for a Horizon West build.

Frequently asked questions

Do I need an inspection on a brand-new Horizon West home?

Yes — an independent inspector works for you, not the builder. When the schedule allows, include pre-drywall and a final inspection so issues are documented while the builder is still on site.

What is a punch list?

It is the written list of incomplete or incorrect items from your final walkthrough, with photos and target completion dates. Keep it in the closing file so open items are tracked after you get the keys.

Are all builder warranties the same length?

No. Coverage periods and exclusions are builder-specific. Read the warranty packet for your home and ask for the published terms in writing. We do not invent year counts on this page.

When should I review HOA and CDD documents?

Before a large deposit. Confirm dues, assessments and the required CDD disclosure in the builder contract, then verify parcel-level fees with the methods on our CDD and HOA guides.

Can I use my own agent with a Horizon West builder?

Yes. Check the builder’s agent-registration rules before your first visit so your agent can represent you. Your agent reviews the contract, inspections, warranty questions and fee disclosures on your side of the deal.
