What are the age rules at Del Webb Oasis?

Del Webb lists Oasis as a 55+ community, and the Del Webb Oasis HOA website describes it as a gated 55+ community in Orange County. Del Webb's legal disclaimer, checked Oct 7, 2026, states the brand-wide policy: Del Webb communities, except Del Webb Explore, are age-qualified, at least one resident must be 55 or older, no permanent resident may be under 19 (18 in certain communities), and additional restrictions apply.

Oasis-specific details, such as how occupancy is verified and how long guests under 19 may stay, are set in the community's recorded declaration and HOA rules. We could not confirm those details from a public official document, so get them in writing from the HOA or the seller before you write an offer.

What does the HOA cover, and what are the dues?

Del Webb's community page says high-speed internet and TV are included in the HOA, and it lists lawn care as included. Monthly HOA dues are not published on the Del Webb community page or the Del Webb Oasis HOA website (both checked Oct 7, 2026); the HOA keeps its budget and governing documents behind a resident login. Confirm current HOA dues with the HOA or in the community documents before you write an offer, or call or text 407-706-5000 and we will help you get them.

The Del Webb Oasis HOA office is at 13290 Sunny Retreat Lane, Winter Garden, 407-778-4180. For a specific home, ask for the current budget, any special assessments and an estoppel letter. On property taxes, the 2026 non-ad valorem lines on the Orange County Property Appraiser record for a Del Webb Oasis Phase 4 lot show a $430 garbage charge and no CDD assessment. Assessments can differ by parcel, so check the exact address. Our HOA fees guide and CDD fees guide explain how to read both.
