Neither community showed a CDD on the parcels we checked for tax year 2026: four Summerlake parcels and two Waterleigh parcels. Summerlake’s parcels each carried $657.28 a year in county assessments, and Waterleigh’s carried $644. The Summerlake Community Association doesn’t post its dues publicly, and Waterleigh has a master association plus some section associations. HOA dues vary by neighborhood; call 407-706-5000 for current dues on a specific home. Ask for each association’s current fee schedule and rental rules.
What amenities should buyers compare?
The Summerlake Community Association lists a clubhouse that residents can rent, a resort-style pool, a fitness center, tennis courts, a basketball court, playgrounds, a dog park, and bike and walking paths (Summerlake Community Association, Sep 2026). When you compare amenities in either community, look at what the dues include, whether amenities are complete or still being built, and any rules on guest or rental use.
How do the commutes compare?
Summerlake sits closer to Hamlin and to Orlando, and Waterleigh sits closer to Disney. From the middle of Summerlake, our map check shows about 33 min (22.0 mi) to Orlando City Hall, about 25 min (14.1 mi) to Magic Kingdom’s Transportation and Ticket Center and about 9 min (3.9 mi) to the Hamlin Town Center area. From a central point in Village H, where Waterleigh sits, the same check shows about 37 min (25.6 mi), about 21 min (11.8 mi) and about 15 min (8.0 mi) (map check, Sep 2026).
