A lower list price can still carry a heavier monthly stack if CDD or insurance runs high. Pull fees for each address on your shortlist instead of averaging a village marketing sheet.

How do I find CDD on the tax bill?

Look for Community Development District and other non-ad valorem lines on the Orange County tax record for the parcel. Florida builder contracts for homes in a CDD must include a bold CDD disclosure above the buyer signature (Florida Statutes, section 190.048). CDD amounts are parcel- and tax-year specific. Do not reuse a neighbor’s number without checking the bill for the lot you are buying.

How do HOA dues vary by village?

Master associations, sub-associations and amenity fees can stack. Ask whether the quoted dues include cable, lawn or gate services you assumed were separate.
