Before you fall in love with Lake Nona, ask yourself one question: are you the right buyer for Lake Nona, or for the idea of Lake Nona? Those are 2 very different people, and relocation buyers confuse them all the time. Jared Jones walks through how Lake Nona came together, how the neighborhoods differ, what a normal week looks like, what homes cost and who this part of Orlando really fits.
Where is Lake Nona?
Lake Nona sits in the far southeast corner of Orlando, right on the southeast side of Orlando International Airport. Depending on where you live, MCO is about 10 to 15 minutes away, and if you fly for work, that alone changes your quality of life. The core of Lake Nona is inside Orlando city limits, while some of the broader area spills into Orange County.
- Downtown Orlando: north on the 417, then west on the 408, around 25 minutes off peak.
- Disney area: west on the 417, usually 25 to 35 minutes depending on the park and time of day.
- Cocoa Beach: east on the 528 Beachline, in under an hour.
The airport is to the north, downtown to the northwest, theme parks to the west and salt water to the east. Very few Orlando suburbs give you all 4 that easily.
How did Lake Nona come about?
Not long ago, most of this was open pastureland and a private golf club. In the mid 2000s, Tavistock, the developer behind Lake Nona, donated land and millions of dollars to bring the UCF College of Medicine here. That became the seed for Medical City. Nemours Children’s Hospital followed, then the VA Medical Center, research facilities, the USTA campus, corporate training and housing built around all of it.
That is why Lake Nona feels so planned. It was designed around clusters of activity on purpose. Some buyers love that, and others really don’t.
When Disney scrapped its plan in 2023 to move around 2,000 jobs, including its Imagineers, into a Lake Nona campus worth nearly a billion dollars, plenty of people assumed Lake Nona would stall. That is not what happened. Siemens Energy announced it was moving its Orlando offices into Lake Nona Town Center, Lake Nona West started opening this year as a 405,000-square-foot shopping district anchored by Target, Sprouts opened in Eagle Creek this summer and a new hospital is on the way.
Is Lake Nona 32827 or 32832?
People will tell you Lake Nona is 2 ZIP codes, 32827 and 32832, and locals argue about it at dinner parties.
32827 is the original core: Medical City, Laureate Park, North Lake Park, Village Walk, Town Center and Lake Nona Golf and Country Club. That is the ZIP code that says Lake Nona without an asterisk.
32827 holds the original Lake Nona core, from Medical City to the Golf and Country Club.

32832 covers most of the east side of Narcoossee Road: Storey Park, Eagle Creek, Isles of Lake Nona, Meridian Parks and the neighborhoods toward Moss Park. Some folks in 32827 half jokingly call it “fake Nona,” because most of it sits outside the original master plan. Those residents still shop, eat and spend their weekends in Lake Nona. After 24 years in real estate, nearly 4,000 homes sold and plenty of sales on both sides of the line, Jared’s view is straight: some of the best value in this entire area is in 32832.
Why the village matters more than the ZIP code
The ZIP code is useful for data. What actually matters is the village. Laureate Park doesn’t feel like Village Walk, Village Walk doesn’t feel like Eagle Creek and none of them feel like the Golf and Country Club. Some are guard gated, some have golf, some have townhomes, some have narrow lots, and some carry CDD assessments while others don’t. Don’t buy Lake Nona. Buy the village that matches you.
Many amenity centers look nearly identical from the street: resort pool, clubhouse, fitness center. Don’t judge a neighborhood by the amenity list. Drive the streets at 6 p.m. on a weeknight. It will tell you more than any brochure, and it is exactly what Jared tells his own family to do.
Terms buyers often get wrong
- Guard gated vs. gated: guard gated means a person checks a list and lets people in one by one. Gated can just mean an arm goes up.
- CDD vs. HOA: a CDD is a special district that can levy assessments, often right on your tax bill. Compare your full annual costs, not just the price.
- Lake view vs. lake access vs. lakefront: these are 3 different things.
- Golf carts vs. LSVs: many of the carts doing school runs in Laureate Park are street-legal low-speed vehicles with plates, which Florida allows on roads posted at 35 mph or less. A regular golf cart does not get the same freedom, so check community rules first.
What does a normal week in Lake Nona look like?
A few years ago, the knock on Lake Nona was that it was beautiful, but where does everyone actually go? That has changed.
- Tuesday nights: the rolling food truck rally draws a crowd.
- First and third Wednesday evenings: the farmers market sets up at Laureate Park Village Center.
- Friday and Saturday nights: Art After Dark brings local makers into Town Center.
- First Sunday of the month: Lake Nona Cars and Coffee brings out everything from weekend builds to seriously expensive machinery, raising money for Nemours Children’s.
Then there is Boxi Park, the shipping container food hall with bars, live music, volleyball and a fenced dog park. It has become the unofficial living room of this community. A developer can build a plaza, but they can’t force people to use it. People use this one. The crowd also skews younger than a lot of Orlando suburbs, with young families, medical professionals and a real international mix.

Where to eat in Lake Nona
The food scene has grown up with the area. On Narcoossee Road, Azteca de Oro is the neighborhood Mexican spot with mariachi on the weekends. Nando Grill serves Venezuelan meats grilled over an open flame, and it is the place to take visitors for the show. Pisco Peruvian Gastro Bar is the date night pick, with ceviche and live Latin music on weekends. Inside the Lake Nona Wave Hotel, Bacán is Michelin recommended, with a dramatic open kitchen and flavors from across the Americas. From mariachi tacos to Michelin, it is all within a few miles, and residents finally have reasons to stay in Lake Nona at night instead of heading to Winter Park or downtown.
Groceries and shopping in Lake Nona
Jared gets asked about groceries constantly. Lake Nona has 4 Publix locations, plus Aldi, Walmart, Sam’s Club, Bravo, Wild Fork if you are serious about your meat, and Sprouts as the new addition. What you still don’t have, like a lot of Central Florida, is a Whole Foods or Trader Joe’s. If either is part of your weekly routine, factor in the drive now, not after closing.
Publix, Aldi, Walmart, Sam’s Club, Bravo, Wild Fork and Sprouts all serve Lake Nona, but there is no Whole Foods or Trader Joe’s.

Lake Nona West is the big shopping change. Along with Target, the lineup includes Nordstrom Rack, Barnes & Noble, Total Wine, Dick’s Sporting Goods and Sephora on Lake Nona Boulevard. For a full mall experience you are still heading to The Mall at Millenia, but everyday errands just got a lot closer to home.
Sports, wellness and the outdoors
The sports and wellness piece is not marketing hype. The USTA National Campus has 100 courts on 64 acres, and it is open to the public, not just elite players.

The Lake Nona Performance Club is a membership facility with a swim club, cycling studio, climbing gym and indoor track. Nona Adventure Park puts wakeboarding and an aqua course right on the water. Then drive out to Moss Park and the manicured master plan disappears: roughly 1,550 acres between Lake Hart and Lake Mary Jane, with boat ramps, camping, hiking, plenty of sandhill cranes and maybe an alligator or 2.
Is Lake Nona walkable, and how bad is the traffic?
Lake Nona has walkable pockets, but the area as a whole is not walkable. In the right part of Laureate Park you can bike or take an LSV to Village Center, and Town Center is built to park once and walk. This is still suburban Orlando. You will drive to groceries, most restaurants, most schools and work.
That puts you on Narcoossee Road, which gets genuinely congested at peak hours with school traffic, 417 access and growth from the south feeding into it. Expressway work is underway and new connections are planned, but some of that relief is years out, not months. Don’t buy based on a Saturday drive. If you work at Medical City, drive that commute on a weekday at 7:30 a.m. If your spouse works downtown, drive that one too. If you fly constantly, get a feel for the airport route. Nothing in Orlando is 25 minutes from everything at every hour of the day.
How much do homes cost in Lake Nona?
One median price for all of Lake Nona would be misleading. Recently, 32827 has run a median sale price around the low $700,000s, while 32832 is closer to the mid $500,000s across all home types. The product mix is different and the range under both numbers is enormous.
- Under about $450,000: townhomes, villas, condos or smaller resale homes in places like Village Walk, Storey Park and Isles of Lake Nona. Some buyers choose these for a lock-and-leave lifestyle, not just the budget.
- Mid $500,000s: the real starting line for a newer detached home, typically 3 to 4 bedrooms, around 2,200 to 2,500 square feet, a smaller lot and planned community amenities. This is where most relocating families land, and much of it sits in 32832.
- About $650,000 toward $1 million: move-up territory. Laureate Park is the name you’ll hear over and over, along with North Lake Park and Eagle Creek, which has its own golf course.
- Above $2 million: Lake Nona Golf and Country Club, a private club with a Tom Fazio course and custom estates into the multi-millions.
With 1 afternoon to show the full range, Jared would visit Storey Park for the newer 32832 experience, Laureate Park for the core Lake Nona lifestyle and the Golf and Country Club for the luxury market. Those aren’t necessarily where you’d buy, but they help you understand the place before you narrow it down.
| Lake Nona at a Glance | Details |
| Drive to MCO airport | 10–15 minutes, depending on where you live |
| USTA National Campus | 100 tennis courts, open to the public |

The thing relocation buyers get wrong
A lot of buyers move here picturing the classic Florida dream: a private lot larger than where they came from and their own pool to swim in all year. At the price points most people actually buy at, that dream costs more here or requires a different neighborhood than expected. Newer homes sit on efficient lots, and a private pool is far from automatic, especially under about $900,000. You can find pools and more land, but it usually means a higher price or a specific community. The trade-off for Michelin dining, a world-class tennis campus and an airport 15 minutes away is often the big backyard.
Who should skip Lake Nona?
- If you want an established historic downtown where you walk from coffee to boutiques to dinner, look at Downtown Orlando, Winter Park or Winter Garden. Lake Nona has walkable nodes, not a traditional downtown.
- If you can’t stand HOAs, architectural standards or CDDs, a lot of this housing will frustrate you.
- If you want everything to feel finished, with the bulldozers and construction barricades gone, this is not the place.
- If peak-hour traffic is a deal breaker and you want more breathing room, consider the far west side, Apopka or Wedgefield on the east side of town.
Who Lake Nona fits
Lake Nona fits people who want newer, well-planned communities, fly a lot, work in medical, enjoy a sports and fitness lifestyle, want to base themselves on the southeast and UCF side of town, and love amenities, events and living somewhere that is still evolving. It is not the utopia many videos sell, and it is probably not the traffic nightmare some commenters describe. It is a specific lifestyle, and you have to experience it to see if it fits.
The Takeaway
Lake Nona delivers newer homes, Medical City, real things to do and an airport next door. The trade-offs are tighter lots, CDDs in some villages, ongoing construction and Narcoossee Road at rush hour. Pick the village, not the ZIP code, and test your real commute before you commit.
