What a $1 Million Home in Orlando Really Buys: 6 Areas Compared

At $1 million to $1.5 million, square footage stops being the hard part. Jared Jones walks through Lake Nona, Windermere and Dr. Phillips, Winter Garden, South Lake County, the north Orlando corridor and Winter Park to show what the same budget unlocks in each area, and what each one asks you to trade.

The $1 million to $1.5 million map in brief

Jared’s starting point: decide what you want the money to unlock before you count bedrooms.

1

Same $1.2 million, different home. In Lake Nona it buys a newer pool home on a premium lot. In Dr. Phillips it buys an established pool home near Restaurant Row. In South Lake County it buys land and lake views.

2

Every area has a trade-off. Newer areas carry CDDs and construction. Established areas carry older systems. The western edge carries longer drives to the airport and Medical City.

3

Inspect the bones. In older pockets of Dr. Phillips, Lake Mary, Longwood and Winter Park, the roof, windows, plumbing and electrical panel matter more than the paint.

A $1 million home in Orlando buys very different things depending on where it sits on the map. In Jared Jones’ breakdown of $1 million to $1.5 million sales, Lake Nona delivers newer design, Windermere and Dr. Phillips deliver address and pool homes, Winter Garden adds lakes, Clermont adds land, Lake Mary adds trees and Winter Park delivers location.

Jared’s core point is that buyers in this bracket often shop by bedroom count when the bigger decision is lifestyle. He frames each area by what it unlocks and by which priorities point somewhere else, so you can match the map to your own list. If your budget sits closer to $750,000 to $800,000, or above $1.5 million, the same areas still apply; the homes simply shift a step down or up.

What does a $1 million home in Orlando buy in Lake Nona?

Lake Nona in southeast Orlando, ZIP codes 32827 and 32832, is Jared’s match for buyers who want new, designed and easy. The Lake Nona master plan spans 17 square miles next to Orlando International Airport, and its Medical City cluster includes the Orlando VA Medical Center, Nemours Children’s Hospital and the UCF College of Medicine. Homes, retail and offices share a consistent design language, which Jared notes is hit and miss elsewhere in Central Florida. For the bigger picture, see what day-to-day life in Lake Nona looks like.

Jared’s examples from the data he presented: Laureate Park’s typical sale ran about $1.37 million for roughly 3,731 square feet with a typical build year of 2019, and Isles of Lake Nona ran about $1.39 million for roughly 3,561 square feet built around 2023. Eagle Creek is more reachable, with sales he sees from about $910,000 to $1.395 million and homes of roughly 2,900 to 4,300 square feet, mostly built in the 2010s. He also points to Village Walk, Nona Sound by Pulte and Storey Park by Lennar for newer product.

At $1.2 million, Jared says the money goes into the setup rather than the neighborhood: a private pool, better lot orientation, a larger lanai, possibly an outdoor kitchen, newer finishes and a conservation or no-rear-neighbor lot. Below $1 million, he says a private pool in Lake Nona becomes very hard to find. The trade-offs are few big oaks, CDD assessments that can run for decades, active construction nearby and lots well under half an acre. If you are weighing the southeast against the southwest, this side-by-side of Lake Nona and Dr. Phillips and Jared’s video comparing the two go deeper.

Why do Windermere and Dr. Phillips cost more per square foot?

Windermere and Dr. Phillips in Southwest Orange County, stop 2 of Jared Jones' $1 million to $1.5 million Orlando area comparison

Stop 2: Windermere and Dr. Phillips, where this budget buys address, pool homes and west-side convenience.

Image: Jared Jones Team

Jared frames southwest Orange County as the address, the pool lifestyle and the west-side location: golf, Restaurant Row, gated options and quick theme park access, without feeling touristy. In the data he presented for this bracket, the median sale ran about $1.15 million for 3,436 square feet, the median build year was 2004, 73% of sales had a private pool and the median price was about $345 per square foot, among the highest on his list.

He splits the area into 3 versions. The Town of Windermere is the lake-ringed core, with a Friday farmers market at Town Square Park on Main Street and streets Jared says stay unpaved by choice. It is where one-of-a-kind older custom homes live, though lakefront there sits well above $1.5 million. Around the town sit gated communities such as Reserve at Belmere, Belmere Village, Windermere Downs, Windermere Trails, Lake Sawyer South and Keene’s Pointe, plus newer production homes of 3,500 to 4,500 square feet closer to the theme parks. Dr. Phillips, ZIP codes 32819 and 32836, includes Bay Hill and established areas around Restaurant Row such as Vizcaya, Orange Tree and Emerald Forest, much of it built from the late 1970s through the 1980s. For a closer look at the town itself, see what $1 million buys in Windermere.

Jared’s caution: this pocket works for buyers who value the bones over the finishes. A repipe or other system updates may come within a few years of closing, so a four-point inspection and a careful agent matter here. If your list starts with a newer 4,500-square-foot home on a large lot, or boatable chain of lakes frontage under $1.5 million, supply here will be thin.

Where does a $1 million home in Orlando get you near the water in Winter Garden?

Winter Garden, Oakland and Johns Lake, stop 3 of Jared Jones' $1 million to $1.5 million Orlando area comparison

Stop 3: Winter Garden, Oakland and Johns Lake, where newer homes meet lake living and Plant Street.

Image: Jared Jones Team

Winter Garden, Oakland and the Johns Lake shoreline in ZIP code 34787 are Jared’s answer for buyers who like downtown Plant Street, Horizon West planning and lake living. In his data for this bracket, the median sale ran about $1.10 million for roughly 3,700 square feet, with a 2019 median build year, about $300 per square foot and a median of 28 days to contract. The Winter Garden and Horizon West guide hub and the Horizon West village-by-village guide cover the wider area.

At this budget Jared skips the typical tract home and looks at the premium pockets: Overlook at Hamlin, the tile-roof neighborhoods near Avalon Road and Hartwood Marsh Road on the south shore of Johns Lake, Waterside at Johns Lake, and Oakland Park with its front-porch, semi-custom homes beside the Town of Oakland. He also lists Stoneybrook West, a guard-gated golf community on Black Lake, plus Westfield Lakes, Windward Cay, Lakeshore Preserve and parts of Summerlake. For what is still being built, see new construction in Winter Garden for 2026 and Jared’s video tour of new and coming communities.

On the lakes, Jared ranks Lake Hickory Nut as the most attainable lakefront, with D.R. Horton two-story homes and tandem 3-car garages well inside the budget, though it sits lower in his lake hierarchy. The west shore of Lake Hancock faces the theme park fireworks across the water, and Johns Lake carries the top lake sales. Hamlin’s town center keeps adding tenants, and plans have been filed for an 80,000-square-foot Life Time athletic club in Hamlin West. The trade-offs are road noise near parts of SR 429, HOAs, younger tree canopy and several years of road work. Living in Winter Garden covers the day-to-day side.

How far does $1 million to $1.5 million go in Clermont and Montverde?

South Lake County, meaning Clermont, Montverde and parts of Minneola, is Jared’s pick for land, views, water and privacy: 1 to 3 acres, sometimes on a lake, or 5 to 10 acres as a mini ranch or a family compound with room for more homes where zoning allows. Sugarloaf Mountain near Clermont rises 312 feet, the highest point on the Florida peninsula, and the surrounding hills hold multi-acre homesites. Jared’s Clermont data for this bracket shows a median of about $1.1 million for 4,034 square feet, a 2024 median build year, about 76% of sales with a pool and a noticeably lower price per square foot. Montverde’s median ran about $1.14 million with a 2021 median build year.

Montverde sits on the west shore of Lake Apopka. Bella Collina is the planned, high-amenity option, with about 1,900 acres of rolling hills, a Sir Nick Faldo golf course and a Tuscan-style clubhouse. Jared notes higher monthly costs and smaller lots at this price, so buyers there are paying more for the community than for the house. Outside Bella Collina, older Montverde neighborhoods offer 1 to 3 acre equestrian lots. Clermont covers everyday needs along State Road 50. See the full picture of living in Clermont.

The trade-offs: this is the farthest west point on Jared’s list, so drives to Orlando International Airport, downtown Orlando, Lake Nona’s Medical City and the VA medical center add up. It also lacks a polished commercial district like Park Avenue or Lake Nona Town Center. Jared sees it working best for remote workers and west-side commuters willing to trade central convenience for the property itself.

What do Lake Mary, Longwood and Winter Springs offer at this price?

The north corridor in Seminole County, covering Lake Mary and Heathrow, Longwood and Winter Springs including Tuscawilla, is the flip side of a new master plan: mature, private, pool-centered and established. Jared notes the tree canopy thickens noticeably north of Winter Park, with larger lots and creative Florida architecture such as high ceilings, tall windows and tongue-and-groove ceilings. The Springs in Longwood is a guard-gated community built around a natural spring. Homes built after 2010 are scarce, though golf and guard-gated communities exist in Heathrow and Winter Springs, and boatable lakefront is hard to reach at this budget. Start with this Lake Mary real estate overview.

The risk here is condition. Jared looks for homes where a previous owner already handled the roof, windows, plumbing and electrical panel, even if the wallpaper stayed, because cosmetics are the easier and higher-return project. He also budgets for an arborist visit every 12 to 18 months under the big trees. The trade-offs are 35 to 45 minutes one way to the theme parks, longer runs to southwest Orange, Lake Nona and the airport depending on location, and few brand-new, low-maintenance homes.

Why do Winter Park and Maitland buyers pay for location over square footage?

Winter Park, Maitland and Central Orlando, stop 6 of Jared Jones' $1 million to $1.5 million Orlando area comparison

Stop 6: Winter Park, Maitland and Central Orlando, where the money goes to location more than square footage.

Image: Jared Jones Team

Winter Park and Maitland are the location play: central, walkable, mature canopy and historic architecture, anchored by Park Avenue and Central Park, where the City of Winter Park runs its Saturday Farmers’ Market. Add the chain of lakes, golf, the arts, and quick trips to the Kia Center, Lake Eola and downtown Orlando. Maitland offers a similar central feel, often with more space and at a lower cost than Winter Park’s 32789. Read what living in Winter Park is like or how Windermere and Winter Park compare.

Jared’s warning: judged by the house alone, a $1.1 million Winter Park home can feel like a letdown, because much of the value is the street and what surrounds it. Some homes approach 100 years old, updates may need to work through local review, and buyers should budget for work after closing. If you need 4,000 square feet or more, a large garage and a finished pool compound with few compromises, this area will rank lower on your list.

Shopping closer to $700,000 to $1.3 million? Jared’s quadrant-by-quadrant map covers that range.

A light real estate read

One micro-location stands out in Jared’s tour: the Lake Avalon Rural Settlement between Winter Garden and Horizon West, just off SR 429 near Hamlin. Orange County designated it a rural settlement in May 2004, its history runs back to the 1920s, and densities stay at 1 home per 1, 2 or 5 acres across roughly 2,236 acres. Jared says raw 5-acre parcels there run from about $750,000 to around $1 million, so at $1.2 million to $1.3 million most of the value is the land, not the house.

Smaller details move value at this price too. A Lake Hancock home on the west shore looks east toward the fireworks, while a similar home on the east shore does not. Homes close to SR 429 can pick up road noise. In Lake Nona, a conservation lot with no rear neighbors can matter more than another 300 square feet. These are the details a comparable-sales printout misses.

The Takeaway

At $1 million to $1.5 million, Orlando gives you choices, not compromises on size. Lake Nona sells newness, Windermere and Dr. Phillips sell address and pools, Winter Garden sells lake living with new construction, South Lake County sells land, the north corridor sells trees and privacy, and Winter Park sells location.

Pick the lifestyle first, then the house. Then inspect the systems in older homes and price the CDD, HOA and commute in newer ones before you commit.

FAQ

What does a $1 million home in Orlando typically get you?

It depends on the area. In the data Jared Jones presented for $1 million to $1.5 million sales, Winter Garden medians ran about 3,700 square feet built around 2019, Windermere and Dr. Phillips about 3,436 square feet built around 2004, and Clermont about 4,034 square feet built around 2024. In Winter Park the same money often buys less house in exchange for a central, walkable location.

Where can $1.5 million buy lakefront near Orlando?

Jared points to Winter Garden first: Lake Hickory Nut for the most attainable lakefront, plus Lake Hancock, Johns Lake and Black Lake in Stoneybrook West. South Lake County, including Clermont and Montverde, adds lakefront with more land. Boatable chain of lakes frontage in Windermere generally sits above $1.5 million.

Which Orlando-area locations offer acreage at this budget?

Jared highlights the Lake Avalon Rural Settlement in Winter Garden, where Orange County rules keep densities at 1 home per 1, 2 or 5 acres, and the Clermont, Montverde and Minneola hills, where 1 to 3 acre lots and 5 to 10 acre mini ranches come up in this price range.

What should buyers inspect in older homes in Dr. Phillips, Lake Mary or Winter Park?

Focus on the systems behind the walls: roof age, windows, plumbing and the electrical panel. Jared notes a repipe can be around the corner in homes from the late 1970s and 1980s, and some Winter Park homes approach 100 years old. A home with updated systems and dated cosmetics is often the easier project.

What are the trade-offs of Lake Nona at this price?

Lake Nona offers newer homes, consistent design and quick access to Orlando International Airport and Medical City. The trade-offs Jared lists are CDD assessments, ongoing construction nearby, few mature oak trees and smaller lots. He adds that below $1 million a private pool there becomes very hard to find.

Matching a $1 million to $1.5 million budget to the right map?

Each of these areas trades something different for the same money, and some homes, especially on acreage, never hit the open market. Call 407-706-5000 or email info@jaredjones.com to talk through areas that match your criteria.
