An Atlanta-based developer, PENLER, has just secured a $45.7 million redevelopment project that promises to reshape the downtown area right on Lake Minneola. This highly anticipated project has officially received the green light, and the community is buzzing with excitement.
A Landmark Location: Victory Point Park and South Lake Trail
The development site spans 12.3 acres, located at the prime spot of Victory Point Park and the South Lake Trail. PENLER recently closed on 7.2 acres for $7.4 million, purchasing the property from Wolfe & Wallace Properties. The project is backed by a $45.7 million construction loan from Renasant Bank. The Lumberyard District name pays homage to the site’s roots as a historic lumber mill.
Wolfe & Wallace will grade the entire district and build interior roads as part of the first phase, setting the foundation for the transformation.

The Lumberyard District will include 392 apartments, a two-story parking garage, mixed-use retail spaces, restaurants, and an exciting two-story arcade entertainment venue called The Saw Mill. PENLER also received a city waiver to allow 9-foot ceilings and pitched roofs, enhancing the aesthetic appeal.

Phase two will introduce additional amenities, including a clubhouse, a pool, a live-work building, and more commercial and entertainment spaces. One of the standout features will be a three-story building with a rooftop bar offering stunning views of Lake Minneola.
