At Boulevard Oaks in Lady Lake, Moxie is currently building and selling homes with pricing that starts in the mid-$300,000s to low $400,000s. Buyers can choose from details that feel more customized than typical entry-level production housing, including gable or flat rooflines, exterior materials like ribbed block, 4-inch vertical stacked block, and shingle siding, and layouts that incorporate front patios and interior courtyards.

Those courtyards are one of the more distinctive parts of the concept. Fernandez described them as a way to give buyers the feeling of more living space by blending indoor and outdoor areas, without simply increasing the square footage.

The interiors also push beyond standard builder-grade finishes. Moxie uses designer lighting, modern seamless appliances from Fisher & Paykel, and built-in options that add storage and personality in places like the front entry or hallways near the primary suite.

That product difference is a big reason Dix got involved. Dicks said the Moxie style stood out because it delivers features and design touches that are usually associated with more expensive homes.
