ChampionsGate Crossing Brings a Village-Style Dining Hub to ChampionsGate West
RIDA Development has started building ChampionsGate Crossing, a 56,000-square-foot dining, retail and office center on the Polk County side of the resort community. Jeff’s Bagel Run is already signed, more local concepts are in lease talks, and the center is the opening move in a ChampionsGate West plan that calls for 2,136 apartments.

ChampionsGate Crossing pairs a 2-story main building with outdoor dining patios and landscaped walkways west of ChampionsGate Boulevard. Conceptual rendering only; the final design may change.

What to Know
ChampionsGate Crossing in brief
The first commercial piece of ChampionsGate West is under construction, and it is being pitched to residents as much as to resort guests.
56,000+ square feet. Restaurants, shops and offices on 10.3 acres west of ChampionsGate Boulevard, with room for 12 to 16 tenants and up to 8 restaurants.
Local names first. Jeff’s Bagel Run and Sage Dental have signed, while a coffee shop, a salad concept and several restaurants are still in lease review.
Mid-2027 target. RIDA expects tenant buildouts to wrap and doors to open by the middle of 2027.

For years, ChampionsGate has been known mostly as a resort address: golf, vacation homes and the convention hotel off I-4. In the reel, Jared Jones frames this project as a sign the community is outgrowing that tourist-only reputation, and the developer is saying much the same thing. The tenant search is aimed at regional and local operators first, with a handful of national brands mixed in, and the goal is a place nearby residents use on a Tuesday, not just a spot visitors pass on the way to the parks.
What is ChampionsGate Crossing?
ChampionsGate Crossing is the commercial front door to ChampionsGate West, the next phase of the roughly 1,500-acre ChampionsGate community southwest of Walt Disney World. RIDA, the Houston-based firm that has developed ChampionsGate since 2000 and owns the Omni resort there, is building it on land just across the county line from the hotel and convention center.
The site plan pairs a 2-story main building with 3 standalone outparcels. Shops and restaurants fill the ground floor of the main building, and 14,961 square feet of office space sits on the second floor. The outparcels are set aside for restaurant and bank users. For anyone tracking the wider Davenport and Four Corners real estate market, this is one of the larger new commercial projects on the Polk side of the line.
Which tenants are coming to ChampionsGate Crossing?
Only 2 leases were signed at last report: Jeff’s Bagel Run and Sage Dental. Jeff’s is a Central Florida brand that opened its first storefront in Ocoee in 2021 and has since grown into a multistate franchise, so its arrival fits the local-first pitch.
The rest of the lineup is still being negotiated. Leases under review include a breakfast spot, an Italian restaurant, Deeply Coffee Company, a Mexican restaurant, Sizzlin’ Greens and a cellphone store, and the developer is also courting a full-service salon. Treat that list as a work in progress until each operator signs. That is a correction to the reel, which described the coffee shop and other concepts as already moving in.
New food and retail have been landing all along the tourist corridor this year, from a co-branded sliders and pizza opening at Sunset Walk to a new Sprouts at Orange Blossom Trail and Osceola Parkway.
How will ChampionsGate Crossing be designed and built?
RIDA wants the center to read as a small village rather than a strip of storefronts facing a parking lot, and it is asking restaurant tenants to plan for large outdoor dining patios. That design direction matters in a market where most new retail along U.S. 27 and U.S. 192 has been conventional strip and big-box space.
The project team is local. Maitland-based WELBRO Building Corporation is the general contractor, Hanson, Walter & Associates handled civil engineering, and CBA Architects designed the buildings.
ChampionsGate Crossing by the numbers
The retail center is small next to the apartment plan behind it, which is why it is worth watching as an early signal for ChampionsGate West.
How does ChampionsGate Crossing fit into ChampionsGate West?
ChampionsGate West is RIDA’s plan for about 80 acres in Polk County bounded by Westside Boulevard, Ronald Reagan Parkway, ChampionsGate Boulevard and the Polk and Osceola county line. The plan allows up to 2,136 apartments and 150,000 square feet of commercial space, and Polk County planners recommended approval of the land-use changes in late 2022. Over time, the West phase could take the place of the community’s sports complex.
That is the bigger story behind a 56,000-square-foot shopping center. Retail usually follows rooftops, and here the developer is putting the dining and services in place as the apartment phases come together. It also clarifies a detail from the reel: while ChampionsGate is often thought of as an Osceola County address, this growth is happening on the Polk side. Development review runs through the Polk County Land Development Division.
The same pattern is playing out across the region. Our look at which Orlando areas are growing the fastest in 2026 puts the southwest tourist corridor near the top, and nearby projects like the toy-themed indoor water park planned near Disney keep adding to it.
When will ChampionsGate Crossing open?
Site work began in spring 2026, and RIDA expects tenants to complete their interior buildouts and open by mid-2027. Individual openings will likely be staggered, since each restaurant and shop finishes its own space on its own schedule.
In the meantime, the corridor east along U.S. 192 keeps changing too, including the new ownership at Old Town Kissimmee.

A light real estate read
For homeowners in and around ZIP 33896, the near-term change is convenience. ChampionsGate already has a village core on the Osceola side, but a second walkable dining cluster on the Polk side gives residents of the newer neighborhoods west of ChampionsGate Boulevard more options without a drive up U.S. 27 or over to Celebration.
The longer-term variable is the 2,136-apartment plan. More apartments typically mean more traffic on ChampionsGate Boulevard and Ronald Reagan Parkway, more rental competition for vacation and long-term rental owners, and more year-round demand for the shops and restaurants opening here. Buyers comparing Four Corners with Kissimmee should weigh distance from the construction zone, how a home is permitted to be used, and the inventory picture covered in our Davenport housing market update. Pricing context in the Kissimmee versus Orlando affordability breakdown also helps frame where this corridor sits.
The Takeaway
ChampionsGate Crossing is a modest center with a bigger message. RIDA is building a village-style dining hub with local operators and outdoor patios as the first commercial step in a ChampionsGate West plan for 2,136 apartments on the Polk side of the community.
Watch the lease signings over the next few months and the mid-2027 opening target. If the coffee and restaurant deals close as expected, ChampionsGate will have a second everyday gathering place built around residents rather than resort guests.
