Mattel’s Toy-Themed Indoor Water Park Near Disney Keeps Growing: Inside the Updated Orlando Plans

The first Mattel Wonder Indoor Waterpark planned for Orlando has gained height, acreage, parking and an entirely new support building since it was first unveiled. Newly filed plans for the State Road 535 site, just south of Lake Buena Vista Factory Stores, show a taller, larger attraction taking shape close to Walt Disney World.

The Mattel Wonder water park in brief

An indoor, all-weather attraction themed to Mattel’s toy brands, planned as the Orlando flagship of a five-park concept on a tourist-heavy stretch near Disney.

1

A bigger indoor park. The enclosed water park now measures roughly 94,975 square feet, up from about 90,000 in the first concept, on a development site that has grown to about 13.48 acres.

2

A taller profile. The team is seeking approval for a maximum height near 100 feet. The tallest slide tower would reach close to 99 feet, while the main arched structure rises to roughly 57 feet.

3

New building, more parking. A separate 45,718-square-foot entertainment and support building joins the plan, parking climbs to 876 spaces, and the project is estimated to employ about 200 people.

Mattel’s plan for a toy-themed indoor water park near Walt Disney World has expanded in almost every direction since it was introduced earlier this year. According to development plans filed with Orange County, the attraction on State Road 535 has added height, floor area, land and parking, along with a brand-new support building set beside the main park.

The site sits at 15301 State Road 535, immediately south of Lake Buena Vista Factory Stores and near the Orange–Osceola county line. It is billed as the first of five planned Mattel Wonder Indoor Waterparks, a concept designed to bring brands such as Barbie, Hot Wheels, Thomas & Friends and Uno to life through water attractions and themed spaces.

What the updated plans change

The indoor water park is now drawn at roughly 94,975 square feet, up from the approximately 90,000-square-foot building in the original concept. Its ceiling has climbed too: the earlier plan topped out around 60 feet, while the new submittal seeks a maximum building height near 100 feet. The overall development site has grown from about 11 acres to roughly 13.48 acres.

The biggest structural addition is a separate 45,718-square-foot building labeled as family-entertainment and water-park support space, which could also rise close to 99 feet. Elsewhere, the amount of retail space has been trimmed from about 11,400 square feet to roughly 6,622 square feet, and the event lawn shown in the earlier concept no longer appears on the updated overall site plan.

A glass roof built for Florida sunshine

The indoor water park would be capped by a long, curved, translucent roof designed to pull natural daylight into the building, a departure from the darker, enclosed feel of older-generation indoor parks. A Canada-based specialist in retractable-roof structures, OpenAire, was selected for the roof system when the project first came together.

The newest architectural drawings offer the clearest look yet at the exterior. A large network of enclosed slides would loop outside the southern and eastern sides of the building before threading back inside, and a separate wave tower is identified near the southeastern corner of the site. The design work is led by Orlando-based themed-entertainment firm Martin Aquatic, alongside civil engineer Kimley-Horn and Associates, Project Luong Architects and landscape architect LandDesign.

Parking, access and jobs

The updated plan provides 876 parking spaces, up from 752 in the earlier concept, and adds a designated rideshare and passenger drop-off area near the entertainment and support building. The complex would share vehicle connections with the neighboring outlet center and add an entrance near Polynesian Isle Boulevard, with fencing and controlled-access gates separating portions of the water park from the surrounding development.

The plans estimate the attraction would employ about 200 people once open. The parcel had previously been floated for a roughly 110,000-square-foot second phase of Lake Buena Vista Factory Stores, but that earlier expansion never moved forward, leaving the land available for this larger entertainment use.

The updated plan by the numbers

The figures matter because they show a project scaling up in a corridor already built around Disney-bound tourist traffic, just steps from the outlet center.

How it fits Mattel’s bigger plan

The Orlando park was announced in November as the flagship of five planned Mattel Wonder Indoor Waterparks, developed with the project’s themed-design team. The goal is to translate familiar toy brands into water rides, lazy rivers, wave features and immersive themed environments that can operate year-round, an appealing pitch in a market where weather can interrupt outdoor attractions.

For now, the plans remain conceptual and could still change as the project works through Orange County’s review process. Even so, the direction is clear: each revision has made the attraction bigger rather than smaller, a sign of confidence in this slice of the state’s tourism corridor.

A light real estate read on the project

For the Lake Buena Vista and Four Corners area, a year-round indoor attraction of this size is a meaningful demand signal. Large entertainment operators plant flags where they expect steady visitor volume, and choosing this stretch of State Road 535, minutes from Disney and next to an established outlet center, reinforces how central this corridor remains to Central Florida tourism.

For nearby homeowners and investors, attractions like this tend to strengthen the case for short-term rental demand and long-term interest in surrounding communities such as Windermere, Dr. Phillips and the Four Corners submarkets. More reasons for visitors to stay in the area generally support the neighborhoods that host them.

The Takeaway

Mattel’s first indoor water park has grown taller and wider with each round of plans, now approaching 100 feet in height across roughly 13.48 acres, with a new support building, more parking and space for about 200 jobs. It is a serious, all-weather addition to the Disney-adjacent tourist corridor rather than a scaled-back idea.

The plans are still conceptual and subject to Orange County review, so details may shift. But the trajectory, from a modest first concept to a larger flagship, is worth watching for anyone tracking how this corridor keeps evolving.
