In this March 2, 2026 video, Jared explains why Florida insurance rates are stabilizing and how the My Safe Florida Home grant program can help Orlando homeowners lower premiums. This page answers the follow-up most viewers have: who actually qualifies for the free inspection and the grant.

What is My Safe Florida Home?

My Safe Florida Home is a state program run by the Florida Department of Financial Services. It has two parts: a free wind mitigation inspection of your home’s hurricane-resistant features, and a grant to help pay for the improvements that inspection recommends.

Those improvements, such as impact windows, doors and roof upgrades, can also qualify you for wind mitigation discounts on your insurance premium.

Who qualifies for the free inspection?

Under section 215.5586, Florida Statutes, the home must be a single-family unit on its own parcel, either detached or attached and no more than three stories. It must be site-built and owner-occupied, and you must have a homestead exemption on it.

The program says condos, mobile and manufactured homes, multi-family buildings, second homes, vacation homes and rentals are not eligible.

Who qualifies for the grant?

You must first get the program’s initial inspection, within the 24 months before applying. The home must have an insured value of $700,000 or less and must have been built before January 1, 2008, as shown on the county property appraiser’s website. The 2026 statute also limits grants to low-income or moderate-income applicants as defined in state law.

You must name a licensed contractor, allow a final inspection after the work and share any insurance discount you receive.

How much is the grant?

The state pays $2 for every $1 you spend, up to $10,000. The program’s example: a $9,000 window project is reimbursed $6,000, with $3,000 paid by the homeowner. Low-income applicants can receive up to $10,000 with no match.

You must have grant approval before work starts. Only improvements recommended in the initial inspection and confirmed in the final inspection are funded.

Is money still available?

Grants are subject to legislative appropriation and are awarded first come, first served, according to the program. Since July 1, 2025, the program has prioritized low-income and moderate-income homeowners, with owners 60 and older first in each group. Frequently asked questions

Is the My Safe Florida Home inspection really free?

Yes. For eligible homeowners, the wind mitigation inspection is free and carries no obligation to apply for a grant. A program inspector reviews your home’s hurricane-resistant features, recommends improvements and estimates the insurance discounts you could receive. The home must be site-built, owner-occupied and homesteaded to qualify.

Can I get a My Safe Florida Home grant for a condo or rental?

No. The program says condominiums, cooperatives, mobile and manufactured homes, multi-family buildings, second homes, vacation homes and rental properties are not eligible for the free inspection, which is required before a grant. The home must be your homesteaded, owner-occupied, site-built single-family unit.

Does my home have to be built before 2008?

Yes, for the grant. Section 215.5586 requires the home to have been built before January 1, 2008, as reflected on the county property appraiser’s website. The insured value must also be $700,000 or less. Newer homes may still qualify for the free inspection if they meet the other rules.

How much does My Safe Florida Home pay?

The state matches $2 for every $1 the homeowner spends, up to a maximum state contribution of $10,000. For example, a $9,000 impact window project would be reimbursed $6,000. Low-income applicants, as defined in state law, can receive up to $10,000 without paying a matching amount.

Can I start the work before I am approved?

No. The program says you must receive grant approval before beginning construction. Only improvements recommended in your initial inspection report and confirmed in the final inspection report are eligible. Payment is made by draw request after the work is done, and matching grants require a paid-in-full invoice.

Is there an income limit for the grant?

Yes. The 2026 version of section 215.5586 lists being a low-income or moderate-income person, as defined in section 420.0004, as a grant requirement. Since July 2025 the program has prioritized low-income and moderate-income households, with owners 60 and older first. Check the program site for current rules.
