Over the 12 months ending Oct 2, 2026, Winter Garden ZIP 34787 recorded 1,956 detached-home and townhome sales at a median $607,500, and Ocoee ZIP 34761 recorded 553 sales at a median $436,990 (Stellar MLS, same method for both ZIPs). That is a $170,510 difference in the median. Per square foot, the medians were $254.63 in Winter Garden and $221.20 in Ocoee, and the median home sold was 2,472 square feet in Winter Garden and 1,895 in Ocoee. In September 2026, Winter Garden ZIP 34787 closed 173 homes at a median $683,000 and Ocoee closed 36 at a median $410,888. Monthly counts in a ZIP the size of Ocoee move around a lot, so the 12-month figures are the steadier comparison.

Homes went under contract in a median 41 days in Winter Garden and 33 days in Ocoee, and sold at a median 98% and 99% of list price. We use the MLS Days to Contract field here because many builder closings are entered at or near closing, which pulls cumulative days on market toward zero.

On inventory, Winter Garden ZIP 34787 had 565 active listings as of Oct 2, 2026 (median list $684,990), about 3.5 months of supply. Ocoee ZIP 34761 had 128 active listings as of Oct 6, 2026 (median list $447,995), about 2.8 months of supply. The two snapshots are four days apart.

Because home sizes and ages differ between the two ZIPs, compare price per square foot and similar homes, not just the medians. For the monthly side of the budget, see our Winter Garden cost of living guide.

How do commutes compare using SR 429, SR 408 and the Turnpike?

Ocoee sits closer to downtown Orlando. In a free-flow map check on Oct 6, 2026, the drive from Ocoee City Hall to Orlando City Hall ran about 19–21 minutes, versus about 23 minutes from Winter Garden City Hall. Toward Walt Disney World, the order flips slightly: about 29–34 minutes from Winter Garden City Hall and about 32–35 minutes from Ocoee City Hall to the Magic Kingdom ticket and transportation center. These are no-traffic estimates from two routing engines, so real rush-hour trips usually run longer.

Three toll roads shape both commutes. The Central Florida Expressway Authority describes SR 408, the East-West Expressway, as a 22-mile toll road running from Florida's Turnpike in Ocoee east across downtown Orlando to SR 50 near UCF. CFX describes SR 429, the Western Beltway, as a north-south route of nearly 23 miles from US 441 in Apopka to I-4 in Osceola County, with Turnpike access. Florida's Turnpike runs through both cities. Drive your own route at your real departure time. Our commute and roads guide covers SR 429 and SR 516 work in more detail.

Total millage for parcels inside each city, including county, school, water management and library levies, was 16.2943 mills in Winter Garden and 16.3878 to 16.4386 mills in Ocoee, depending on mill code.

On $100,000 of taxable value, that works out to about $1,629 in Winter Garden and about $1,639 to $1,644 in Ocoee before flat assessments such as garbage or stormwater. Many homes with a Winter Garden mailing address sit in unincorporated Orange County at a different rate, so check the mill code on the parcel's Property Appraiser record. Our Winter Garden property taxes guide explains homestead, Save Our Homes and portability.

What should buyers check before choosing?

  • City limits vs unincorporated: the mailing address does not tell you the tax district. Much of Horizon West has Winter Garden addresses but sits outside city limits; see Plant Street vs Horizon West.
  • Utility provider for water, sewer and power at the specific address.
  • Flood zone and insurance quotes for the exact property.
  • HOA and any CDD assessment on the parcel.
  • Assigned Orange County public schools, confirmed by address with OCPS.
