The vision from CIG Companies founders Charles and Stacey Carey was dramatic: a private, high-end residential golf enclave paired with a luxury hospitality component designed to create a full lifestyle destination in Kissimmee.

The Brown Ranch Six Property Is Now Under Contract
The clearest new development is that the 1,720-acre Brown Ranch Six site is now listed as under contract.
Lakeland-based Saunders Real Estate, which represents the Brown family, changed the property’s status from active for sale to under contract, offering the strongest indication yet that Magnifica is still progressing behind the scenes.
This is important because land control is one of the most critical pieces of any large-scale master-planned vision. Without it, renderings and announcements are just that — renderings and announcements.
With the property now under contract, Magnifica moves from a purely conceptual headline into a more credible development story.
Still, “under contract” is not the same as “fully closed,” and it is not the same as “approved.” It simply means the parties are actively working through the transaction process.
The Resort Side Is Also Moving Through Due Diligence
There is also movement on the resort portion of the project.
According to comments tied to the transaction, the buyer has made a deposit and is currently in the inspection period for one of the parcels associated with the resort component. The contract for that parcel was reportedly signed on January 6.
That due diligence process appears to include wetland review, which is a major factor for many Central Florida developments — especially on large tracts with environmentally sensitive areas.
This is not unusual. In fact, for a project of this scale, wetland, drainage, infrastructure, entitlement, and environmental studies are all expected parts of the path forward.
In other words, the project is advancing, but it is still working through the very real land and development hurdles that come with building on this kind of acreage.
