Bennett Place Is Coming: Multifamily Boom Continues on Boggy Creek Road

If you’ve driven down Boggy Creek Road between 417 and the Osceola County line lately, you’ve likely noticed the rapid transformation. What was once a quieter stretch of land is now becoming a hotbed for development, and the momentum isn’t slowing down. The newest project in the pipeline is a major mixed-use community called Bennett Place — and it’s bringing even more residential and commercial energy to the area.

Developer Parkway Leads Major Land Deal

Parkway, a development and investment firm, has officially partnered with Silverpeak and Everest Equity Group to purchase 22 acres at the northeast corner of Boggy Creek Road and Simpson Road. The land, previously owned by Daryl Carter of Maury L. Carter & Associates and Jim Dowd of Dowd Properties, sold for $15 million.

According to Carter, the development team had the site under contract for a while. They were given time to work through the entitlement and permitting process — and once approvals were secured, the sale was finalized. That means construction isn’t just a possibility anymore; it’s imminent.

Approved Plans for 350 Apartments and Retail Space

Bennett Place has already received full approvals to move forward with a significant first phase of development. The project will include 350 apartments, designed across five mid-rise buildings. Renderings show a modern and livable community, complete with a clubhouse, resort-style pool, landscaped walkways, outdoor seating areas, and several pocket parks designed for residents to unwind and connect.

Inside, residents will have access to amenities like a sports and golf simulator, a fully equipped gym, a convenience market, and dedicated co-working space — features that cater to today’s flexible, hybrid lifestyles.

On the commercial side, roughly four acres at the northwest corner of the property will be developed for retail. Plans include three one-acre ground lease pads and a 6,000-square-foot strip of in-line shops. Jett Development will spearhead the commercial portion, while Alexander Investments will lead the multifamily buildout.

Design and Construction Timeline

Cormia Design Group prepared the architectural renderings for the multifamily section, while LIS is designing the retail spaces. Kimley-Horn is serving as the civil engineer and landscape architect for the project.

At this point, building permit applications have been submitted for the first phase and are currently under review. A general contractor has yet to be selected, but vertical construction is expected to begin in March 2026.

This marks the third collaboration between Parkway and Silverpeak. Their previous projects include The Helix in Lake Mary and Skyline at Westfall Station in Clermont. Parkway Chairman Jim Heistand said the project reflects their focus on experienced teams, clear market targets, and growing Sunbelt regions.

More Growth Around the Corner

Bennett Place is far from the only major development along this booming stretch of Boggy Creek Road. The area is rapidly becoming a regional hotspot for both residential and commercial expansion.

Just south of Bennett Place, D.R. Horton’s multifamily brand DHI Communities recently completed Ascend Nona West — a 396-unit apartment community. A future phase could expand that total to 756 units. D.R. Horton is also building a 188-lot townhome community next door, called Nona West, with homes starting in the $400,000s.

Also nearby, Alabama-based Arlington Properties opened the 350-unit Tapestry Nona and is eyeing an additional 325-unit development on adjacent land. Integra Land Company has already delivered the 355-unit Integra Towers at Nona South, and Royal Palm Companies, in partnership with Mattoni Group, plans to open a 320-unit apartment project just south of Tyson Ranch by 2027.

Commercial Projects Keep Pacing

The commercial scene is expanding alongside the rooftops. One Oak Development recently purchased around seven vacant acres just east of Ascend Nona West for $8 million. That site has already been approved for 32,250 square feet of commercial space — and early plans suggest that Chick-fil-A and Fifth Third Bank could be among the incoming tenants.

Self-storage is also becoming a common feature of the corridor. Public Storage plans to build a 141,000-square-foot facility south of Integra Towers. M/I Homes is developing a 318-unit townhome community next to a Storage Rentals of America property.

Meanwhile, the Tyson Ranch Planned Development continues to evolve. The 75-acre mixed-use project is set to feature a blend of single-family homes, townhomes, apartments, hotels, and commercial outparcels. Hotel plans already include a 120-room TownePlace Suites and a 130-room Homewood Suites.

Commercial & Residential Boom Continues Near Lake Nona

As for future opportunities, Carter and Dowd still own another 11 acres directly south of the Bennett Place site. While that parcel hasn’t gone through the entitlement process yet, they’re actively seeking a buyer. Based on the surrounding activity, it could very well become another mixed-use site in the near future.
