A Big Move in Sunbridge: Tri Pointe Homes Takes Over Neighborhood D-East

Something big is happening in Weslyn Park—and if you’re into the Central Florida real estate scene, you’ll want to pay attention. Tri Pointe Homes, a national move-up and luxury homebuilder that just launched its Orlando division last year, is making waves as the exclusive builder for all 289 homesites in Neighborhood D-East, the next phase of Sunbridge in Osceola County.

This is the first time in Weslyn Park’s history that an entire neighborhood has been handed over to a single builder. And let’s just say, Tri Pointe isn’t taking that opportunity lightly.

What to Expect: Designs That Break the Mold

Tri Pointe is rolling in with a fresh playbook—literally.

According to Joel Underwood, Division President at Tri Pointe, their goal is to bring a “premium lifestyle” to the table. Think new architectural styles like Prairie and West Indies, along with community-forward features that actually stand out.

Unlike typical larger homes you might see in Sunbridge, this new neighborhood will feature a mix of smaller, design-forward homes on rear-alley and front-loaded lots. The lot sizes include 34-foot, 38-foot, and 46-foot homesites, all of which will stick to the community’s aesthetic rules—like wood frame construction and James Hardie siding.

And yes, solar is standard—either traditional rooftop panels or even a sleek Tesla roof option.

A Neighborhood That Lives Outside the Box

This isn’t just another suburban sprawl. Tri Pointe’s plans for Neighborhood D-East include a lakeside amphitheater, trails with fitness stations, multipurpose fields, and a nature-inspired playground. These amenities are meant to work in harmony with The Watershed, Sunbridge’s main welcome center and resort-style amenity hub just across the street.

The Watershed, scheduled to open in 2026, will offer paddleboarding, kayaking, a waterfront restaurant and bar, and space for community events—blending leisure with lifestyle in true Tavistock fashion.

Tri Pointe is also exploring whether to include detached garages and ADUs, aligning with Weslyn Park’s signature design elements. Nothing’s finalized yet, but the intent is to “open up the thinking” to deliver something fresh for Florida homebuyers.

Tri Pointe’s Expansion Across Central Florida

Weslyn Park is just the beginning. Tri Pointe Homes is clearly betting big on Central Florida. The company is also behind the upcoming Pine Ridge community in Minneola, located in the scenic Sugarloaf Mountain area, with 178 homesites planned. Groundbreaking is expected by late October or early November.

Also on the radar? A 75-unit townhome project in New Smyrna Beach, which will break ground around the same time.

Ranked the 15th largest homebuilder in the nation and 2nd most trusted by Builder Magazine, Tri Pointe isn’t just building homes—they’re building a reputation. And now, Central Florida is officially part of their big picture.
