Wellness Way Central Florida Real Estate: A Billion-Dollar Transformation

I often chuckle anytime I talk to anyone who lives in Clermont that’s lived there for more than 15 years as they tell me, Jared, this place is just too crowded. Now I say this because per capita, the amount of people per acre that live in Clermont, it’s actually one of the least dense areas to live in, in the entire Central Florida marketplace. And yes, I can remember as recent as six to eight years back when I would take a buyer from out of the area to look in Clermont for a house, many of them would look at me and say, Jared, I love the area, but it’s just a little too country for me.

Well, my friends buckle up because things are massively changing, and the one small town of Clermont, Florida, and land acquisition here in recent months has gotten absolutely insane. And as I read story after story of late of record-breaking sales, I imagined to myself that what I’m seeing unfold is a high-stakes game of monopoly, literally taking place in this area right now. The only difference is it’s not a board game with paper money.

This is real land. We’re talking billions of dollars of interested developers coming to this area. Now, the interesting developments this year are there are multi-generational agricultural families that owned massive tracts of land in this particular area.

We’re talking the Ropers and the Arnold, which combined own somewhere north of probably 3000 acres, give or take. Now, deals have just been completed in this vast stretch of land for millions of dollars. And today, we’re going to shine a spotlight on this growing area, which is now assembled to be more than 15,000 acres.

Residential and Commercial Growth in Wellness Way, Clermont

Today, we’re going to key in on some of the newest projects that were just announced as a result of all these transactions and help you understand exactly what is coming and the wellness way area of Clermont, Florida. Let’s get into it. Now let’s start with one of the biggest players in the area, Richland Communities, who recently invested $60 million into the 406-acre Hickory Groves property.

Now it’s located just north of Schofield Road and bordering the Orange County line. Now this land is already set to accommodate 1,350 residential units, as well as approximately 600,000 square feet dedicated to non-residential use. That’s not just homes.

It includes commercial spaces, retail centers, and probably even office buildings. The location is prime, offering easy access to the 429 and the planned Valencia College Horizon West Campus nearby. Now, Richland’s been very busy in this area, building master plan communities in Lake County.

They’re very good at it, and we could expect a thoughtfully designed community that balances both residential and commercial needs while preserving some of the natural beauty of this area. But Richland’s just the first of many. Pulte Homes, another major developer, made headlines with a record-breaking $90 million acquisition of the 840-acre Schofield Community, which was the largest land sale ever recorded in Lake County.

That record, by the way, would not hold for long. More on that in a second. The Schofield community will be unique, featuring both an age-restricted Del Webb community, as well as an all-ages section.

At the heart of this project is Lake Aden, a natural gem that will offer residents lakefront home sites, kayaking, paddleboarding, and recreation. Now, this particular community is one of many that are going to be built on a lake-centric lifestyle. Wellness Way has many options for that.

I’m going to walk you through a couple more here in a second. Pulte’s Del Webb community will also offer a full suite of amenities, including fitness center, pickleball and tennis courts, playgrounds, dog park, and resort-style pools. The integration of outdoor activities isn’t just a trend, it’s a response to the increasing desire for balanced and healthy living.

But next, we have GT USA, a Canadian developer that’s been active in Central Florida and recently acquired over 2,300 acres for an ambitious project named Panther Run.

Now, following that $90 million land deal, which was the record by Pulte just earlier this year, only a few months go by before that record would be absolutely shattered by this deal. Panther Run broke that record at $165 million closing, and this massive parcel will offer more than 3,000 homes with plans for up to 1 million square feet of commercial space, creating a true live-work-play environment. Now, with the proximity of this community to Lake Louisa State Park, GT USA is planning a wildlife corridor and making conservation a large part of the planning for this particular project.

Eco-Friendly Development and Community Amenities in Central Florida

In addition to these communities, Pulte is also building Parkside Trails. Located just south of Hickory Groves, this community will have nearly 950 homes and townhomes, along with around 75,000 square feet of planned commercial space. With projects like Parkside Trails, the concept of mixed-use community becomes a reality.

Residents can enjoy the benefits of suburban living while having access to shopping, dining, and even workplace spaces within walking distance. And developers are paying attention to this because this is a setup that’s increasingly appealing to family and young professionals alike. The national top builder, Lenar Homes, is also setting its sights on big investments in Wellness Way.

They’ve purchased a 180-acre property that will expand the Wellness Ridge community and bring nearly 700 age-restricted homes to the area. This new 55-plus community will cater to active adults, offering amenities similar to those found in the villages, as well as the new communities that are also being built in Wellness Way by Del Webb, but they will have Lenar’s distinct touch. This section of Wellness Ridge will provide everything from fitness centers to social spaces, making it the perfect choice for retirees looking for an engaging lifestyle.

Now, the reason why all of these large players are interested in Wellness Way isn’t just the land. It’s also the coming infrastructure. Wellness Way is perfectly sited near the 429, the future 516 cutting between the 27 and the 429.

Now, if you lived in the area now, you already know how tough it is sometimes to get from east to west when you’re on the Clermont side of things. So, accessibility like this is invaluable, not just to the developers, but to future residents as well. Now, for those looking into schools, the development doesn’t stop at housing and commercial spaces.

Why Wellness Way is Attracting Major Developers to Clermont

Developers like Lenar have been proactive in reserving land for educational purposes. Wellness Ridge, for instance, already has land set aside for a high school purpose and an elementary school for the growing population that’s coming to this area. Wellness Way isn’t just an isolated development.

It is a master plan that’s woven within the regional growth plan for this particular area. What that means for the homeowner is you have a master plan that’s being designed in a way where the developers are forward and future-focused. In the long run, when all these builders are functioning together, knowing who’s building where, instead of what tends to happen in long-running, isolated pop-up developments here and there, the community will not lack smart growth principles where you have walkability and interconnectivity and design elements, environmental protection.

All those things are being put out front with this massive space and all the builders working together to bring about something that’s really amazing and has continuity to it. For instance, Beezer Homes, who’s building a lake center community on the beautiful north shores of Trout Lake just south of Olympus, is ensuring that all new homes will meet the Department of Energy’s zero energy-ready standards. This means that these homes are highly energy efficient and built to accommodate solar energy from the jump.

Obviously, this design will cut down on energy usage and help the homeowners in the long run. And while we’ve been largely talking about the residential development, there’s also a massive amount of commercial coming to this area. There’s literally thousands of square feet of non-residential plan with opportunities for anchor tenants, local businesses, more jobs, and more restaurants.

The tale for this area has just begun. I wouldn’t be surprised if this game of monopoly continues and new developers are announced in place of ones that we’ve already talked about.
