In this August 20, 2025 video, Jared covers buying an Orlando Airbnb, including the zones where short-term rentals can legally operate and the neighborhoods to avoid. This page answers one rule question in detail: what the City of Orlando allows inside city limits. Areas outside the city, such as unincorporated Orange County, Kissimmee and Davenport, follow their own rules.
Can you rent out a whole house short term in Orlando?
Not under the city’s home sharing rules. The City of Orlando’s ordinance, in effect since July 1, 2018, says leasing out an entire dwelling unit for short-term, transient use is not allowed unless it qualifies as a commercial dwelling unit, a hotel or motel use, or the duplex exception.
The city lists renting out an entire unit or property as a finable offense.
What does Orlando home sharing allow?
Residents can host guests in individual bedrooms, garage apartments and similar spaces, for stays under 30 days, as long as the host lives on site and is present during the stay. Only one booking is allowed at a time.
No more than half the dwelling can be used. The city’s example: one bedroom may be rented in a three-bedroom house, or two in a four-bedroom house. Each booking is capped at four unrelated people or two per room, whichever is less.
How do you register?
Apply online with the city. You need two proofs of residence, the total bedroom count and how many will be shared, an HOA approval letter if you are in a mandatory HOA, and notarized owner permission if you rent.
The annual fee is $275 the first year, then $100 a year if the owner lives on the property or $125 if not. Proof of registration must appear in every online listing.
What about taxes and HOAs?
The ordinance requires all sales and tourist development taxes on home sharing to be remitted. HOA covenants can add stricter limits, which is why the city asks for an HOA approval letter.
Do these rules cover all of Orlando?
No. They apply inside City of Orlando limits. Many addresses with an Orlando mailing address are in unincorporated Orange County or other cities, each with its own zoning. Confirm the jurisdiction before you buy a home planning to rent it short term.
