EōS Fitness is opening four new Central Florida gyms between 2027 and 2028. The Arizona-based chain leads with Orlando’s Colonial Plaza and a Winter Park location at 1540 State Road 436, both in 2027, then adds Melbourne Square in 2027 and a Daytona Beach gym at 1501 Outlet Boulevard in 2028.
The chain confirmed its EōS Fitness Colonial Plaza plan first, then followed with three more Central Florida locations already in the works. It is all part of a statewide push that also targets Tampa Bay, South Florida, Cape Coral and Gainesville.
What’s opening at Orlando’s Colonial Plaza
The flagship of the four is the Orlando gym at 2628 E Colonial Drive. EōS has signed a long-term lease for a 42,780-square-foot space, backfilling the former Conn’s HomePlus box that had also once housed Floor & Decor. The lease was brokered by SRS Real Estate Partners, with JLL representing landlord Kimco Realty. Colonial Plaza is one of Orlando’s oldest open-air centers, with nearly 500,000 square feet of leasable space alongside Sprouts, Ulta, Marshalls and Total Wine.
The 24-hour gym is set to feature EōS’ strength and cardio equipment plus signature amenities: a MOVEōS Cinema, The Backyard (a 2,500-square-foot outdoor training space), a recovery room with massage chairs, a Kids’ Club, and a new recovery concept called Refresh with a cold plunge, hot tub and infrared sauna. A “future home” banner is already up at the site, and HomeGoods is planned for a separate box in the same center.
Winter Park steps in where LA Fitness steps out
Closest to home for many of our clients, the Winter Park gym takes over the LA Fitness at 1540 State Road 436 in 2027. Rather than a new building, EōS is stepping into an established fitness footprint on the Semoran corridor, which keeps a full-service gym anchor in place for the surrounding neighborhoods and means minimal construction disruption before it opens.
Two more across Central Florida: Melbourne and Daytona Beach
The reach extends past the Orlando core. EōS is heading to Melbourne Square at 1700 W New Haven Avenue in 2027, and to 1501 Outlet Boulevard in Daytona Beach in 2028, the only one of the four slated for the later year.
