Nearly 1 Million Square Feet of Industrial Space Planned at Sunbridge Business Park

A major industrial expansion is coming to Sunbridge.

VanTrust Real Estate, a Kansas City-based development firm with a regional office in Ponte Vedra Beach, has acquired more than 70 acres inside Sunbridge Business Park and plans to develop nearly one million square feet of industrial space in its first phase.

The land, totaling 71.19 acres, was purchased for $20.3 million and is permitted for light industrial use. The property sits within the larger 700-acre Sunbridge Business Park, located across southern Orange County and northern Osceola County.

Phase I: SunPark Industrial

The project will be known as SunPark Industrial.

VanTrust plans to begin construction in the third quarter of this year on three buildings totaling 956,600 square feet of Class A industrial space. The first two buildings are expected to be delivered by the third quarter of 2027.

The site is positioned just south of International Corporate Park within Sunbridge, placing it directly in one of Central Florida’s fastest-growing logistics corridors.

Phase II Could Double the Footprint

A future Phase II is planned across an additional 77 acres and could include another one million square feet of industrial development. If fully built out, the combined footprint would approach two million square feet of industrial space.

That scale reinforces Sunbridge’s growing role as a major employment and logistics hub in the region.

Why Sunbridge Is Attracting Industrial Investment

Sunbridge is a 27,447-acre master-planned community developed by Tavistock Development Company. It stretches across southern Orange County and northern Osceola County and includes a long-term vision for residential, commercial, office, industrial, and hospitality uses.

Within Orange County alone, plans call for:

  • 5,720 single-family homes

  • 1,650 multi-family units

  • 5.47 million square feet of office space

  • 2.9 million square feet of industrial

  • 880,000 square feet of retail

  • 490 hotel rooms

Meanwhile, the Osceola County portion — nearly 20,000 acres — includes plans for more than 29,000 residential units and over 8 million square feet of commercial and industrial space.

That scale of planning is drawing major players.

Other Major Industrial Activity at Sunbridge

Sunbridge Business Park has already secured large industrial users.

The TJX Companies, parent company of TJ Maxx, purchased 186 acres in 2024 for $45.4 million and plans to build a nearly two-million-square-foot warehouse facility.

Venture One Real Estate also acquired an adjacent 64.8-acre parcel permitted for 746,000 square feet of distribution space.

With VanTrust now entering the mix, Sunbridge continues to solidify itself as one of Central Florida’s emerging industrial power centers.

Why This Matters for Central Florida

Industrial development may not grab headlines like residential communities, but it plays a critical role in long-term economic growth.

Nearly one million square feet of Class A industrial space means:

  • • Job creation

  • • Increased logistics capacity

  • • Higher commercial tax base

  • • Long-term infrastructure investment

As Sunbridge continues to expand, projects like SunPark Industrial signal that the community is evolving beyond residential growth into a full-scale employment corridor.
