The project, originally announced as a $275 million investment, has now grown to more than $300 million as new enhancements and amenities are added.
According to executives, the renovation and expansion aims to better serve convention guests, accommodate larger groups, and provide a more seamless family-friendly experience. What’s Changing and When?
New details revealed during an exclusive tour with resort leaders shed light on what’s next. One of the biggest additions is a two-story annex event space connected to the existing Dolphin convention center. Slated to open in September 2026, this new venue will feature:

Beyond the event space, 1,500 guest rooms in the Dolphin will also receive the same renovation treatment that was recently completed at the Swan Hotel. These room updates are expected to begin in May 2026 and wrap up by the end of 2027.
According to Carter, the development team had the site under contract for a while. They were given time to work through the entitlement and permitting process — and once approvals were secured, the sale was finalized. That means construction isn’t just a possibility anymore; it’s imminent.
A Seamless Guest Experience During Renovation
Despite the scale of the project, guests likely won’t even notice the construction. According to General Manager Sean Verney, the team has developed a rotating renovation model where work is done floor by floor, with no guests staying on the floor directly beneath ongoing renovations. That approach has minimized disruption and allowed for continued high-quality guest experiences.
