Beyond the event space, 1,500 guest rooms in the Dolphin will also receive the same renovation treatment that was recently completed at the Swan Hotel. These room updates are expected to begin in May 2026 and wrap up by the end of 2027.

According to Carter, the development team had the site under contract for a while. They were given time to work through the entitlement and permitting process — and once approvals were secured, the sale was finalized. That means construction isn’t just a possibility anymore; it’s imminent.

According to General Manager Sean Verney, the team has developed a rotating renovation model where work is done floor by floor, with no guests staying on the floor directly beneath ongoing renovations.
