Story Highlights:

  • The City of Orlando is soliciting bids for $31.85 million in Lake Eola Park upgrades.

  • Bids for the project are due by February 28.

  • Planned improvements include new sidewalks, playgrounds, restroom pavilions, and more.

  • The selected firm will implement a master plan first drafted in October 2021.

Major Improvements Coming to Lake Eola Park

Downtown Orlando is on the brink of a significant transformation as plans for extensive upgrades at Lake Eola Park take a major step forward. The City of Orlando is currently seeking a design/build firm to oversee $31.85 million in park enhancements, a figure that has since risen to $60 million due to updated project costs.

Planned Upgrades for Lake Eola Park

The proposed enhancements align with a master plan designed to modernize and improve the park’s infrastructure. Major elements of the project include:

Parkwide Infrastructure Enhancements

  • • New sidewalks and furnishings

  • • Utility upgrades

Terraced Seating & Play Zones

  • • Terraced seating near the waterfront on the park’s south side

  • • New playgrounds for children on the east side

The Cove: New Swan Boat Rental Area

  • • Located in the southeast corner of the park

  • • Includes a flexible event plaza and multi-use lawn

Washington Street Plaza & Amphitheater

  • • Expansion of the Washington Street Plaza and waterfront promenade

  • • Amphitheater improvements such as a new shade structure, back-of-house space, and a new roof

Meditative Rain Garden

  • • Replacement of the current Japanese Garden with a new terraced rain garden on the west side

Northeast Corner Upgrades

  • • Enlarged open lawn area

  • • Relocation of the Battle of the Bulge memorial with additional seating

  • • Preservation of the existing Chinese Ting structure

North Gateway Enhancements

  • • Pedestrian-friendly improvements along Robinson Street

  • • New entry plaza and shade canopy

East & West Restroom Pavilions

  • • Demolition and reconstruction of current restroom facilities

  • • Inclusion of new concession stands

  • • Reconstruction of the Relax Grill restaurant space

Additional improvements include reconfiguring Eola Drive and upgrading pedestrian pathways and parking along Rosalind Avenue. The master plan also envisions a new festival street on the east side, where Washington Street enters the park.

Timeline & Projected Completion

The bidding process is currently open, with submissions due by February 28. According to Andrea Otero, a spokeswoman for the City of Orlando, the city council aims to approve the selected firm by July, with the notice to proceed issued that same month. Initial construction is expected to begin within three to six months following approval, with the entire project spanning approximately three years.

Throughout construction, Lake Eola Park will remain open to the public, ensuring continued access to its recreational spaces and attractions.

Downtown Orlando’s Future Expansion Plans

In addition to the Lake Eola Park enhancements, the City of Orlando is set to finalize multiple downtown property purchases, including the City Centre building located at the park’s southwest corner. Orlando Mayor Buddy Dyer mentioned in his 2024 State of Downtown Address that the property could serve as a future gateway to the park.

Real estate experts suggest that these improvements, along with the new “The Canopy” project under Interstate 4, could significantly boost foot traffic and business activity in downtown Orlando. According to Jeré Matheny, vice president of brokerage services at Orlando-based First Capital Property Group, these developments may attract more office tenants, as enhanced public spaces contribute to a more vibrant downtown environment.

Conclusion

With a $60 million investment in Lake Eola Park upgrades, Orlando is setting the stage for a more dynamic and pedestrian-friendly downtown. These improvements will not only enhance the park’s appeal but also contribute to the city’s broader efforts to boost economic activity and community engagement in the downtown area. As the project moves forward, residents and visitors alike can look forward to a revitalized Lake Eola Park that offers new and improved amenities for all to enjoy.
