Columnar Communities & Taylor Morrison Expand Westview

Columnar Communities, the Texas-based developer behind Ovation at Horizon West, has taken a major step forward in its Westview master-planned community in Poinciana by partnering with Taylor Morrison. The company recently closed on a $7.38 million land acquisition, using $6.8 million in seller financing to secure the southern half of Neighborhood 3.

This section of the community is located north of Cypress Parkway and west of Poinciana Parkway. Columnar will develop 238 lots in this area, while Taylor Morrison retains rights to 198 lots for its own construction.

A New Chapter for Westview’s Neighborhoods

Taylor Morrison and Lennar are already making progress in other parts of Westview. Neighborhood 1 is a townhome community located in Polk County, while Neighborhood 2 is divided into two sections known as Aden South and Aden North. Taylor Morrison launched sales in Aden at Westview in June, offering homebuyers 10 floorplans with prices starting in the low $300,000s.

For Columnar, this new project marks the company’s first venture in Osceola County. Jeff Porter, Columnar’s director of operations for Florida, confirmed that the first lots in Neighborhood 3 will be ready for delivery by the first quarter of 2026. While the builders for this phase have not been announced yet, the development plans are already underway.

A Proven Partnership Driving Central Florida Growth

This latest collaboration between Columnar and Taylor Morrison is not their first. In 2021, Columnar sold the Harvest at Ovation community to Taylor Morrison, further cementing their productive relationship. Columnar has also been the primary developer of Village I, the southernmost and final section within Horizon West. When fully developed, Village I is expected to accommodate around 2,500 single-family homes, 1,200 townhomes, 1,200 multifamily units, and up to 400,000 square feet of commercial space.

Columnar has taken on ambitious projects in Central Florida over the years. One of its most high-profile and controversial developments was the Sustanee project, also known as Lake Pickett North, in east Orange County. The company sought approval for 1,800 homes on the site, but the project was narrowly denied by county commissioners in a 4-3 vote in 2022.

Flexible Development Options and RockWell Homes’ Role

As for the current Westview project, Taylor Morrison Division President Brian Brunhofer noted that there is no deed restriction on the property, giving Columnar the flexibility to either develop the lots under its RockWell Homes brand or sell them to another builder. The approved subdivision plan includes detached lots in three sizes: 40, 45, and 50 feet, along with two pocket parks to enhance the neighborhood’s design. Porter expressed his excitement, stating that the addition of new builders will help expand on the success already established by Taylor Morrison and Lennar in Westview.

RockWell Homes, Columnar’s homebuilding division, is currently active in several Orlando-area communities, including Northlake, Harvest at Ovation, and Winding Bay in Winter Garden. Its presence in Westview would further solidify its role in the region’s growing housing market.

Westview’s Amenities Set a New Standard for Master-Planned Communities

Westview itself is shaping up to be a standout development in Central Florida, with approval for over 6,000 homes. One of its key attractions will be The Hub at Westview, a massive amenity center featuring nearly 32,000 square feet of indoor recreation space. The facility will include a gym with a full-sized basketball court and pickleball striping, a rock climbing wall, a fitness center, a free weight room, a café, and event space with a catering and demonstration kitchen. Outdoor amenities will include baseball and soccer fields, a resort-style pool with play equipment, an amphitheater, and courts for pickleball, tennis, basketball, and volleyball. A dog park will also be available for residents to enjoy.

Brunhofer described The Hub as a one-of-a-kind amenity campus, designed to provide homeowners with an unparalleled living experience. He emphasized that the community’s lifestyle programming will set it apart from other master-planned developments in the area, making Westview a sought-after destination for homebuyers.

In addition to the main amenities, Columnar is launching sales this quarter for Esplanade at Westview, a gated, active-lifestyle community. Esplanade will have its own 16,000-square-foot private clubhouse and dedicated amenities, including a pool, tennis courts, bocce ball, and pickleball courts.
