New Plans Emerge for Canceled Area15 Orlando Site: Hotel, Commercial Hub, and More

Plans for a 17-acre property near the Interstate 4 and Daryl Carter Parkway interchange in Orlando are taking shape following the cancellation of the Area15 entertainment project. A new development proposal, titled “Kingsland Grande PD/Vineland Galleria,” has been submitted to Orange County, aiming to transform the site into a hub for commercial activity and potentially include a hotel.

The proposal comes from engineer Jeffrey Swisher of Kimley-Horn & Associates Inc., working on behalf of Area15 Orlando LLC, a company tied to the Las Vegas-based Area15. While the development is still in its pre-application phase, it marks a significant shift in the use of the land originally envisioned for the immersive entertainment concept. Area15, known for its flagship Las Vegas location, combines interactive art exhibits, live events, and immersive experiences, drawing millions of visitors since its debut in 2020.

The Orlando project, once announced in 2022, aimed to replicate the success of its Las Vegas counterpart. It was envisioned as a 300,000-square-foot entertainment space that merged elements of retail, art, and amusement, including a towering 16-foot robot statue dubbed Mechan 11. However, the project was quietly canceled in 2024, and the land was placed on the market.

Currently, the site is zoned for planned development, with allowances for a 1,100-room hotel or timeshare, over 300,000 square feet of commercial space, and multifamily units. The location is in a high-demand area, just north of the Orlando Vineland Premium Outlets and in proximity to major tourist attractions, making it a prime candidate for redevelopment.

Experts in the Orlando real estate market suggest that the increasing popularity of the region’s attractions, such as Universal’s upcoming Epic Universe theme park and Disney’s expansion plans, is driving interest in the site. Developers see significant potential in leveraging the property’s location along the I-4 tourist corridor to meet growing demand for accommodations and retail spaces.

While Area15’s CEO, Winston Fisher, previously hinted at the possibility of future plans for Orlando, no concrete details have been shared. Meanwhile, the site’s redevelopment proposal signals fresh opportunities for the area, which remains an integral part of Orlando’s entertainment and tourism landscape.

With rising visitor numbers and new projects reshaping Orlando’s appeal, the transformation of the former Area15 site could provide much-needed commercial and hospitality infrastructure in one of the city’s busiest regions.

Final Thoughts

The transformation of the canceled Area15 Orlando site into a mixed-use development highlights the ever-evolving landscape of Orlando’s tourist corridor. With plans for a hotel and commercial spaces, the site is poised to cater to the growing demand driven by new attractions like Universal’s Epic Universe and Disney’s expansions. While the original vision of an immersive entertainment hub is no longer on the table, this new proposal has the potential to create fresh opportunities for the area, blending hospitality, commerce, and tourism in one of Orlando’s most desirable locations. The site’s redevelopment reflects the dynamic nature of Orlando’s economy, where innovation and growth continually shape the future.
