I can’t imagine anybody being in this situation actually being told by a real estate professional, “Hey, you should go live in Davenport,” because nothing can be further from the truth, and it’s borderline malpractice. And I gotta tell you, if you live there now, don’t panic. That’s not the end of the world, but this should never have happened.

Hi everybody, there are incredible changes unfolding in Davenport, Florida, and a lot of misinformation to address. There’s a ton of lies and just stories being told. If you’re already living in Davenport or considering it as your next home, I’m going to talk about the major changes unfolding here, what you should be planning for, what the future holds for this particular marketplace, and why, if you don’t live here yet, you might still consider Davenport.

But I will tell you—among all the Orlando Metro areas to be found, this particular marketplace is unique, and I think it has a razor-thin, very defined likely buyer. If you don’t fit this mold, you could buy into this area and absolutely regret it from the day you move in to the day you move out. Let me help you separate truth from fiction so you can fully understand this area, what’s coming, and whether it’s ultimately right for you. If you live here now, we’ll discuss how your equity might fare in the future and what the market changes could mean for Davenport’s economy.

Proximity to Disney and Tourism Hotspots

As I drive down Highway 27 into Davenport and look at all the changes unfolding—all the golf courses, vacation communities, and amenities offered to residents—I’m reminded of how fast this area has grown. From its roots as a quiet settlement to its proximity to major attractions like Walt Disney World, this area has experienced exponential growth.

Davenport is about 20 to 25 minutes south of Disney World and, depending on traffic, a 40- to 50-minute drive to downtown Orlando. Tampa is also accessible in about an hour and 10 minutes. This location has been a major draw for buyers, particularly those enchanted by the idea of living near the magic of Disney. Tourists often come here, stay at places like Champion’s Gate, and consider moving after enjoying the water parks, golf courses, and other facilities. But as attractive as it might seem, this area isn’t perfect for everyone.

The affordability of Davenport is a significant selling point. Median home prices here are lower than in other parts of the Orlando Metro area. You can still find new construction homes in the $300,000 range, which is incredible when compared to similar properties costing $100,000 to $200,000 more elsewhere.

Even in the resale market, the majority of homes are priced between $300,000 and $500,000, making it an appealing option for buyers looking for value. However, it’s important to note that Davenport’s luxury home market is minimal. While you can find some million-dollar properties, they’re almost exclusively designed for short-term rentals and lack the amenities or appeal typically associated with full-time luxury living.

Traffic and Planning

One of the biggest challenges Davenport faces is traffic. As the area continues to grow, so does congestion. Major feeder roads like Highway 27 and I-4 are often clogged, especially during peak hours. Powerline Road and other expansions aim to alleviate the pressure, but navigating traffic remains a daily challenge for residents.
